Paperless.... is this a thing this day 'n age? My boss wants this almost more than anything. We use ResMan as well as bluemoon for our leasing. I'm hoping for some tech where I can literally bring lease up on the computer and iPhone, have them sign the phone and email it to them, so that we can bipass all printing. Anyone doing this? Is the tech out there?
We are set up with rent manager. It is an amazing property management software and very affordable! Our applications, our forms, our work orders, and our leases are all on line. They can login, create an account, sign their lease or fill out an application! I swear by this property management software. We do everything from accounting, reports, bank reconciliations, everything!

Bluemoon you can use it on your phone, I was always told it is easier for Apple users than android... I have used ResMan in the past also and I believe the link you send for the resident to sign the lease comes through as a bluemoon docusign as well?
A Lease contract is a legal and binding contract, I believe in, in person or notarized originals only. Even at eviction courts you must provide this document.
We use Appfolio which has a lease integrated in the program , everyone signs electronically, automatically stores in their file, send you a lease renewal reminder when the time comes and generates the renewal offer (you can even perform market comps albeit not as comprehensive comps as through the mls)
We use AppFolio. Our company didn't want to draft their own lease so we can't use the lease template in AppFolio--we still go through Blue Moon and send it through Docu-Sign for electronic signature. We are totally paperless, only accept electronic payment and let me tell you--what a different world it is. We don't have that 1st of month crush to deal with anymore, accounting month end takes less than 30 minutes. Work-orders go directly to the maintenance cell phone as a text message. All stored in the cloud...we love our jobs.
Use Yardi for an easy, paperless experience. Leases internal or Blue Moon, AR via Rent Cafe and AP via Vendor Cafe. Being paperless makes life easier in property management.
if i could figure out how to do online lease renewals it would save me so much time in the spring/summer. our issue is we have appfolio and our renewal asks them to choose between two options so it's not exactly compatible with their online renewal feature (and we are not changing software since we just got AF a few years ago).

If you're evaluating going paperless, don't forget to give consideration to how docs can be extracted from the system in bulk. We have experienced a great deal of difficulty with this when doing takeovers of properties. Getting information out of the system is as important (maybe more important) as the ease/convenience of getting it into the system.
We'd have to recommend Leasera. It's paperless and forward thinking. It maintains information in a way that helps not just with ease of use but also resident retention. The system offers flexibility across variable duration offerings and renter needs.
We implemented mobile maintenance last year and are in the process of setting up mobile inspections. HappyCo can do both, but we use Yardi for mobile maintenance.
