per Connecticut law 10 day grace period late fee is $50; when I worked in Mass you couldn't charge a late fee until the last day of the month (per state law) and then we charged a $75 late fee. In mass we sent the 14 day letter on the 20th and balances more than $250 went to the attorney at that time
Rent is always due on the first. Residents have until the 3rd of each month to pay without penalty. If a resident pays after the third (the 4th or later), the resident must pay in certified funds and pay an initial late of of $75. An additional late fee of $10 per day up to the maximum number of days allowed per the lease contract is assessed for each additional day after the 4th.
I honestly have never understood the purpose of a grace period. Rent is due on or before the 1st. This is not hard to grasp so why have a grace period??
Rent is due on the first. Technically there is no grace period. People get this confused... it’s not a grace period. The law prohibits you from charging late fees until 24 hours after the due date. Most people go with the 3rd just to be safe because the 24 hour period is up to interpretation. Rent is due on the first... you are in violation of your contract if it is not paid before then.
