Are there any properties/companies already using a leasing automation service for tours, for example, the renter can tour after hours by giving their guest card info through an app and receive the door lock code? Their guest card is emailed to the property for followup.
Once they enter they cannot get back in. These service screen who is entering before the code including ID and some a credit card . They are used in vacant SFH all the time
Multi-family has now started to use. People do not want to wait. They want instant gratification now and will just go to the next property bc they have many, many options.
I recently sold a property whose PM used this. It did not work. They had the unit vacant for 3+months. When the new management company took over and did real showings it was rented in a week.
Side note- this was a four plex so it wasn’t a whole community with common amenities. However IMO it’s easier to rent to people face to face. Plus I would be worried about it affecting leasing commissions in the long run.
Totally agree that self/automated scheduling is huge in today’s market. However I feel that a leasing agent is important during tours to answer questions and what not. As the article says, smart management companies will implement both self guided and traditional tours.
So what would prevent someone from using a fake ID to schedule the tour and deciding to say spend the night or throw a party after the door code was retrieved? Just wondering if there are safe guards in place?
To avoid the risk of an unverified person in the building after hours, a lot of communities have an option for touring on their community website that asks a series of questions, then serves up a Realync video of the exact floor plan or even the exact unit that could fit the person's needs. Can serve up amenity videos and neighborhood tours and more based on what information is collected from the guest.
also this works in concert with smart locks. The access code is only good for the period of the tour. The door will then automatically lock and wipe the code. It’s pretty neat.

Our community is not all bells and whistles so we will see how it works. It won’t hinder us as how I look at it. My prior communities could so use it and ownership just did not see it and how overwhelmed the leasing team was and still is.

We have a 125-unit complex that uses what we call "anytime showings." The manager on that property developed the app himself and it's VERY effective. We have gone months at a time with NO leasing agent and kept the property at 90-95 percent occupancy. We currently have a part-time leasing agent/right-hand man to the property manager who works 20 hours per week. We are fully-occupied and have waiting lists, even though our rent is considerably higher than at similar properties. I credit "anytime showings" for at least part of our high occupancy rates, People today want to see apartments on their own time and without a salesperson following them around. But there are more advantages than just that fact alone. Anytime showings free up our staff to concentrate on resident retention, they have eradicated the need for a model apartment (we show the actual apartment that will be rented), and has attracted residents who are easier to serve. The people who are currently renting our apartments our younger, busier and more independent-minded than our previous residents. They are "low maintenance" -- both literally and figuratively.
