Has anyone had to evict due to a dog's excessive barking?

I’ve let someone out of their lease bc of this. I wouldn’t evict, I would give them notice to move out and work with them on fees- customer service goes a long ways today!

I would ask them to move with no penalties and give them 2 weeks depending on what state/city you’re in. In Texas you have to hire an attorney to evict other than rent. Less for you mentally and financially to just release them and stop the complaints

We evict the dog; if the owner chooses to go with the dog then they have to pay early termination fee.

We just dealt with this recently. Gave the residents the option to remove the dogs or the eviction process would start. They removed the dogs.

I would offer to let the Resident out of their lease. Cruel to make someone give up their dog or ruin their credit. We should be better landlords than that.

We just purchased an item called Pet Gentle.com no more barking 39.95 works on large or small dogs. Not harmful to pets has a laser beam n ultra sonic sound that only the pet can hear. Awesome

Pet stores sell a collar that eliminates dog barking. The dog barks once and never again. It is harmless to the pet.
I have recommended this to dog owners and have saved both the owner and non owner as tenants.

I fully agree. Customer Service does go a long way. Its not the dogs fault.
