Do the hallways smell afterward? I’ve never used it before and am excited to at my new property but I’ve had people ask if the hallways smell, how long the trash sits in the hallways etc. thanks in advance!
Half my residents don't use the plastic bin akd leave bags out which stain the hallways with garbage juice and we charged them for clean up. Sucks but gives me something to do.
Hope you have a great company who follows through and residents who understand how to follow instruction. Valet trash has almost always been a nightmare at any community I’ve worked at that had it.
The concept is nice but here is my 2 cents on it. We just canceled are move in at a community because of the required valet trash. Everytime I have gone by there is trash sitting in the exterior open entries and it looks awful and this last weekend with temps over 100 the odor was bad. Yes they are asked not to put it out over the weekend but come on we all know half of them dont follow the rules and it sits there until Monday. Who wants to come home or have guest come over to trash in front of doors. .... oh and why do I have to pay for this service that I refuse to use (as a PM and a clean freak there is no way I can put trash outside my front door and just let it sit)
Get bids for breezeway pressure washing before signing a contract. Because you’ll need to do that quarterly if you opt to offer a valet-type trash service.

Valet living does mine and they send me pictures each day if someone doesn't follow the guidelines and I forward the message to the resident as a friendly reminder. We don't charge extra - we simply include it in the rent at no charge. It's great! We don't have many issues
It’s ok. Lots of follow up on your part.
There are designated times in the evenings for cans to be placed outside the door, then a designated pick up time, followed by a time to have the cans pulled back into the apartment.
You’ll have resident’s who refuse to use the cans and keep trash bags outside all day, you’ll have residents who will keep the cans outside all the time, and you’ll have residents that constantly place things out that valet won’t pick up. If you can convince residents not to do those things, you’ll be ok and won’t have smells. Inside you’ll need regular carpet cleaning, outside pressure washing.
Case Downs agree with all above. You have to be diligent in enforcing rules. WALK on Saturdays and Sundays a give warnings. Knock on doors. Tell them violations will be charged after initial warnings. Otherwise it gets out of hand and everyone will put their trash out whenever they want.
The valet people who come at night only give their violators, the violators during the day and weekend often get away with it unless we nip it in the bud and stay diligent.
I think it depends on the vendor you you use Valet Living does a very good job, some of the others not so much. I don’t know where you are, but Laura Snyder could direct you to someone who could help.
I have added Valet Living to more than one community and I love it. It's all about communicating the program to residents and open dialogue with the valet. We had a kick off event and had the reps there to meet with the residents and answer questions and concerns.
Hi Erica, the properties who have issues either have a vendor who don’t help with compliance through reporting or they don’t use the reports to help enforce resident compliance with trash set out times and bringing containers back in. We have Valet Trash. When we get new containers we are purchasing them with locking handles. Its working better the raccoons don't seem to know how to open. When the animals do get into the rubbish bends the resident cleans the mess. Once a quarter in the winter months grounds keeper cleans corridors, power washing to help residents with daily cleanliness of property. In the summer months its power washing the corridors as needed once a month.
There is a huge difference in the valet trash companies. Go with Valet Living. It’s wonderful. Residents love it. It doesn’t smell. The cans have snap on lids and they only have it out for 2 hours or less. So many benefits!!

Just another unnecessary thing to add on both as an expense and a responsibility that residents will complain about, and staff will ignore if the valet trash vendor fails to
show for one reason or another because it's "not their job" in my opinion.
My most successful properties are those where we keep it simple and give the residents a sense of ownership for the property where they live. i.e. not having maintenance or valet trash clean up behind them. Also focusing our attention as Management less on extra fluff and extra fees and more on face to face customer interaction, making sure work orders are addressed same day, putting very quality turns out on the market, and keeping the few important amenities we decide to have in top notch shape.
Help residents by keeping nice new dumpsters that function properly and are accessible easily from all buildings and pay the trash bill so there's never a missed pick up.

I am both a renter and a property manager. As a renter, I hate valet trash. I am charged an additional fee each month for something I can easily do myself and makes my hallway look and smell a fright in the evening. As a manager, I love it. It makes my dumpster enclosures much more tidy and brings in extra income.
