Hi, what is your community policy to address an unsanitary unit? Do you have a notice that you can share with me? I also have the resident coming into the office with a foul urine odor with other obvious signs of poor hygiene... it was extremely difficult having to sit with such resident for over 40 minutes to do paperwork ????. We report to TDHCA AND MDSI, so some notices have to comply with their regulations.
How is it unsanitary? Are they hoarding? The urine smell can Be attributed to medical conditions such as diabetes or physical handicap...so be careful in your treatment. Good luck!
xactly. My daughter wets the bed sometimes due to adhd and autism and sometimes its difficult to get the pee smell out of her clothes. I throw alot away.
Chelsea Alise Spivey wash her clothes in the washer on the hottest setting with two cups of white vinegar just white vinegar after that cycle wash with your normal laundry regimen. If the smell is overwhelming repeat the first cycle twice and double the amount of vinegar (four cups) then wash as normal. ???? I hope this works for your kiddo too!
Reach out to the city. We have found that our city will send an inspector to go with us to do a housekeeping inspection and then the city has some things/services they can offer but we cannot legally offer them to a resident
Violation notice with 10 days to clean and reinspect then referred to legal if still dirty.
Do they have any possible mental disabilities if so keep that in mind and try to give more time and get them help
His unit is a dumpster with leftover food, food containers EVERYWHERE and other. It appears he sits on his sofas, tables, etc... to eat, and the second he takes that last bite/sip, he just puts his hand down and lets it fall off his hand... He got a violation for that and cleaned it up. It has now caused infestation that spreaded to the neighboring units. Last maintenance visit -not requested bu him of course- there were suspected smeared feces on the carpet from bedroom to the bathroom. There has to be a disability to an extent most definitely, not sure what, perhaps seizures... perhaps mild retardation...
He had a decent paying job for 1-person household, drives a muppet, and the church has now been paying his rent for about 5 months
Serve with a lease violation and reinspect after 5 days. If after 5 days still not clean you can get the health department involved or proceed with an eviction. Read the lease again and look for some clause they are violating to pursue with legal action.
If they may have a medical condition that causes the issue treat with care I would give extra time and try to get them help in cleaning the apartment be it from the town or a charity.
I had this at a property in two apartments; one didn't have a medical problem and we proceeded with legal action after the health department cited the guy the other had a mental disability and I gave extra time, treated with extra care and looked to see what help I could get the resident.
