I've luckily never lived onsite but I am on-call 24/7 by email and voicemail. Some days when my phone is blowing up I am super thankful I live 30 miles away! At this point with my low income complex I dread setting foot on the property, even free housing would not entice me to live there!
Pro: You are already there in the case of an emergency. Discount on rent if available. Shorter commute to work so you save on gas and vehicle maintenance. Prospective residents love to know that someone from the company lives there(good closing tool)
Cons: lose you job and you have to move sometime very quickly. Residents may come knocking at your door (you must set boundaries) or they will run all over you. You are held to a higher standard, so do not break the rules ????

So many PROS!!!! My company offers a generous discount I remodeled my unit and it is definley a "managers" unit, I have driven my truck less than 2000 in miles in two years, my commute is 2 minutes on a bad day lol, prospects love when I say that I live here as well as two more staff members. Really do not have any cons. residents occasionally knock on my door but they are for true emergencies (rarely happens or mis delivered packages). I never receive knocks on the door for "my package is in the office" as my office does not accept packages.
Con- everything. You never get you leave and when you are having a bad day you are going to want to leave. It might not be so bad if you are a leasing consultant but not a property manager its awful!!!!!!!
Pro- maybe there is a discount or free rent.
People will knock on your door 24/7. I had people knock over parking, if they were locked out, evictions, and they come at all hours I had people knocking at 3 am. Its awful
Love living on-site I just have one resident who doesn't understand that I don't work on Sunday. I get discounted rent. I can change apartments to a newer remodeled home for the same price whenever I want. Love not having a commute though no snow days do stink. I get my laundry done on the clock. I can go to my apt for lunch and kick my feet up and nap for 20 mins.
I'm a strong believer in team work so being on-site enables me to help mtnc with after hour calls - I've done lock-outs, augered toilets, taken the emergency phone for the weekend to give the team a break.
I don't really have any cons other than the snow days.
More cons than pros no matter how you say it mean or nice they will constantly knock on your door with emergencies rent checks jealous kids pick on your kids watch EVERY move you make coming and going watch your car so you can’t hide. Key your car if you don’t answer your door. Got an eviction get sugar in your gas tank! Just the beginning! Not worth the free rent!
Pros - You really get to KNOW your asset. The ins/outs of all of it from a resident’s perspective
Cons - Losing your sanity because work is home and home is work. ????
You can’t be yourself. No matter what you represent the company. You shouldn’t become friends with anyone, lots of complications. Unfortunately residents can knock on your door at all hours, no boundaries for them. Just not good. I did it when I first entered the industry over 30 yrs ago for the discount and didn’t have to commute but would NEVER EVER do it again!!!!!!
Courtney Wafford same here! You are always at work. You cant go to the pool, no friends, cant have a simple argument with spouse, higher standards expected, and if you have kids, they are bullied by the other kids, especially if you are evicting the parents. The bad, way outweighs the benefits!
I think the key word here is boundaries. Get a deal at a sister community but I would not do it again. I was hired as a resident into leasing. I stayed onsite for 4 years. It was hard to separate your life from your work when you do that. My vote is NO!
Know everything involved. Boundaries, privacy. It allowed me to save a ton of $$ for down payment on my first house... it would have taken at least a few more years if I have lived & rented off site.....

It's really about setting boundaries..hard to do sometime if you are onsite 24/7. I like to keep my personal life separate..works well for me. I have never lived on site.
Property Manager here and have lived onsite at several properties...I’ve never had an issue at all.. I think it’s all about setting boundaries from the very beginning
I once had a (drunk)resident tell me that if I was in the building, I was on duty. “Do you know what I pay in rent?” As a matter of fact I do. I also know that you’re past due, when can we expect a check?
I lived on site for eight years practically grew up with my residents moved in at 19. Went from being a leasing agent to the assistant Manager. The entire time I only had one resident bother me. My manager had to let him know that when I am not working I am not to fraternize with the residents and after that he left me alone
Can't really decompress, don't try to call in "sick" if you need a day just to be off to burn sick time (mine didn't roll over, use it or lose it) and going to the pool made me feel awkward.
If you don’t care the residents will know all your business, like who you date, what time you come home after a night out, if you’re tipsy, what you look like without makeup, who visits you, then go for it!
Living on-site has more Pros than Cons. I lived on site for 14 yrs. in two different apt. locations. The first 7 yrs. had the majority of the Cons. We were on the 2nd floor, sandwiched between two other floors, the direct above floor came with a bevy of heavy steppers on thin floors with NO sound-proofing and discouteous neighbors mostly. This was the BIGGEST Con. And we were directly above the "tot lot, at the center of the community. No issues with this as I like the sound of kids laughter and playing but there was one tot who was practicing to be an opera singer and the Pied Piper of Hamilton. She'd march around screeching at the TOP of her lungs...with all the others doing the same. lol lol I handled it but it was memorable. The only resident who had the nerve to knock on my door after hours was my direct across the hall neighbor. I had to nicely ask him to visit me during office hours to talk shop. The other annoying thing was a touring LC who would rubber neck my balcony on every tour. So after 7 yrs. there I kept my eye on the perfect location and when it came available, we moved. It was to the 3rd floor, the TOP, tucked above the Laundry Room building but with a tree in front of the balcony and to the side of the back pool. It was heavan for the next 7 years. Our neighbors were cool for the most part and no one could really see us from the ground. And we were very aware of our footsteps so as to be the good neighbor to those below. So the moral of the story is pick your location wisely and it will be okay and mainly Pros to live on-site.
