How do you guys document the damages you find in apartments?

We currently take pictures but I’m concerned with how we document damages to walls that in turn require full paint. I feel like random pictures aren’t enough?

is takes pictures and you can type notes that are attached to the pic. Then it formats it into a pdf you can email and print for their file

But it is in a super nice report format. So you can make a report for each apartment move out. I use it for property walks too

Just open the app and start a new project. You take the picture, add a description or charge, add as many as you wish. You type the resident name and move out date and any other info you want. Then you just email the whole thing to yourself. It’s in your email before you get back to the office. You have pics and descriptions ready to be saved for future, collections use. A move out report. Bam! I use it for inspections, property walks, everything.

We take pictures and also have invoice as backup. I’m of the mindset that a full paint should be part of the makeready but ????????‍♀️ unless there are damages

We just implemented new software that can be used on a table or phone; we use Happy Inspector. You can take photos and they get saved on the app for that specific apartment move in and move out

We use a photo Move in inspection and a photo move out. We match up the before and after at the time of move out

If you use RealPage/OneSite, you can do your inspections, create work orders and upload the photos from a mobile device or tablet.

Nate Gray I didnt know this. We just started Entrata in February. I hope we have this feature. We dont have tablets to do the walk thrust though. Another pro to the list I'd why we need a tablet!

Nancy Alex you’ll probably need to add the product, but trust me it’s worth it and way more effective when everything is all on one platform and not different ones all integrating together.
