Can somebody tell me the action, I know it’s in the TAA lease I just can’t the think of the verbiage for it of a resident who continues to make bad faith allegations against us.
A small group of residents have made a Facebook group to basically bash us (post every little thing wrong with the community - they’re trying to find things such as posting a pic of a dead tree, taking pictures of a full trash can on a Saturday night at the pool, taking pictures of residents without permission who they think are breaking rules- but aren’t) and they are adding new residents.
*We are in a lease up* so they are acting as in a welcoming committee to new residents & telling them to join their Facebook group for residents when they are just trying to bash us & inform new residents.
I know this is against their lease contract but does anybody know the correct verbiage to address it.
I am going the same, dead trees, potholes, dog poop, which way the wind blows.....I have one resident who went onto our resident portal and started creating such a stir people where scared of her, she started a Facebook page about their hatred towards me and the stuff I don't do. (they all think I have a golden check book) and I am sitting on it intentional not to do stuff. I tried explaining that there is a process and some of the stuff -upgrades have to be approved by people higher than myself, -the one lady said BS and started instructing everyone to call the Village and report the stuff. I un-authorized her on the portal, called the village and explained what was going, sent several letters documenting regarding her actions-It is never ending
Prohibited Conduct (paragraph 20) clause includes verbiage about disturbing the rights of employees/management.
Print out the screen shots also so they cannot deny it.
Serve the first lease termination/notice to vacate/owner wants possession to the ring leader of all this nonsense and the rest will fall away. It takes a lot of time and energy to keep these things going...most people don’t want to invest theirs. It’s easy to join a page or make a comment on a post—it’s takes a lot more to run a social media site/page. Word will also get around that losing the roof over your head is the consequence for engaging in that behavior and the number of participants will drastically decrease.
I feel ya! I have one resident who asked my Leasing Consultant today where the bathroom was because the office never does anything and just makes her sickand she needed to throw up. Why did she say this? Because she noticed a little ding on her car’s bumper at Sams and she’s convinced it happened at the community and we should pay for it. ???? I sent her a copy of the lease where it says we are not responsible for any damage to personal property...especially if it happened at Sams
Idk. I think that’s pretty cool. They are doing the leg work for you. I would join and thank them for their efforts and give them a little rent discount for helping to keep the neighborhood beautiful. Be sure to make a big thank you post!!!!
I am just saying that might be the best way to stop it. Act as if it is a great help to you. Be overly nice. I promise it will work. Thank them for being the eyes and ears of your community and tell them you appreciate their help with making it better.
that’s how I initially approached it but it just antagonized them to start picking the tiniest little things & is really just becoming annoying to the other residents.
I had a resident that started a petition to get me fired. The people she thought were her friends told on her. I called her into the office one day and told her she was truly making herself look silly. Fast forward a year later the resident passed away. I attended her funeral because I generally cared for her. I never avoided her I respected her. Sometimes we have to take a higher ground when dealing with residents. I always said when they get angry it is typically not you, it was what happened in their day and took it out on you. Just one of the hats we wear.
