Tony Leon we can't use colored paper or put anything on the outside that implies they owe a debt. This is a great idea though since you can.

Can you add the late fees to your 3-days in your state? We can't in California.

I can in VA, and in fact have to if I want them to be awarded. I feel for you in CA because I know y’all probably have a lot more to do for an eviction than I do!

We are fortunate in NM to be able to include late fees on the 3-day.

Colorado has made the demand time-frame 10 days, instead of 3, but we can put late fees.

In Texas you can put it on the 3 day, but you can't include it in the amount you're filing eviction on. Evictions are only awarded rent. Any fees are through small claims court if the tenant wants to fight.
