I know we can’t add the Late Fee to a 3-Day, but I do add this little nifty reminder on the back of the envelope.

Better check and make sure that's legal. In my county it isn't!

Tony Leon we can't use colored paper or put anything on the outside that implies they owe a debt. This is a great idea though since you can.

Can you add the late fees to your 3-days in your state? We can't in California.

I can in VA, and in fact have to if I want them to be awarded. I feel for you in CA because I know y’all probably have a lot more to do for an eviction than I do!

I’m in Florida and we can add them here. So glad we can too because if not it’d be horrible trying to collect late rent and then the fee separately.

We are fortunate in NM to be able to include late fees on the 3-day.

Colorado has made the demand time-frame 10 days, instead of 3, but we can put late fees.

In Texas you can put it on the 3 day, but you can't include it in the amount you're filing eviction on. Evictions are only awarded rent. Any fees are through small claims court if the tenant wants to fight.

you took the words right out of my mouth. I may not be awarded late fees after possession is granted... you better believe all rent/utilities/late fees/damages will go to collections ASAP

Katrina Johnson-Colley damn right it is lol. The award amount doesn't matter anyway, its not like evictions ever get paid off anyway

Megan Reiss I’ve seen a few paid off but regardless they still have an eviction on their credit.
