27 cars broken into at one of my sites last night . Parking garages seem to be a prime target for these dirtbags. It’s a mid- rise epidemic in Houston

Not pointing blame, just giving feedback.
I did a security sweep of a community today in California, they had 3 breakins broken glass a few days prior to us starting.
I walked the property and searched every car onsite today at 11am, even after knowing cars on the property were hit, no one (residents) changed anything on how they left thier car. 45% of the cars onsite still had windows down, cars unlocked, valuables left inside in plain site.
I see this all day every day. So when "weak" management tries to blame the security vendor as a quick out, it easy to show why thier property is a target and will continue to be a target.
Luckily this property is open to suggestions and was already fixing issues...
The gates or security access dosent mean anything, if you want to get in to any property, you will get in regardless of what courtesy patrol/security company you have or regardless of how many fob access or cameras you have. At the end it all matters on how residents leave thier cars....

I’ve had over 60 break-ins and 1 stolen vehicle in 15 months in Orlando. It’s terrible. We’ve done a TON to curtail it and it still doesn’t stop. It’s awful to experience as a resident and for your staff to handle ☹️ sorry you’re going through that. I fear it every morning when I wake up that I’ll get a text, “More break ins today.”
I know this is going to sound stupid but it worked for me. I had the same in charlotte. What we did was for a period of 2 weeks split the community parking area up amongst staff. We made tickets and put under windshield wiper. "You could have been victim of car breaking because I see your laptop, phone, car door unlocked, I'd and credit card" etc based on what we saw. Normally car theft Is driven by what the burglar can see in the car that makes it a target and worth the risk. Once we educated our residents, theft went way down. Just a thought.
Honestly I have the same issue and I'm in San Diego, Ca. The only way to get it to stop is to educate the residents on removing all their possessions and securing their cars. Most of them probably have crap sitting on the seats and windows cracked or doors even unlocked.
If the thieves know that your property isnt going to land them anything they will go somewhere else. They dont wanna waste their time. I'm in a gated community with standing guard service. It makes no difference. Law enforcement will even tell you that. If you got what they want they will break in. Even if that closed backpack is full of dirty diapers/clothes. ???? really happened
