Sidestep to the topic- Ads get them to the top of the funnel. To convert the leads to leases, make sure your google reviews mention a specific feature of your community that’s unique. Every community has general reviews because residents are typically entered into raffles by “leaving a review.” Instead, have residents “leave a review mentioning your favorite feature of (community name)” to be entered in the raffle. With that wording, the side effect is also likely a 5 star review
Hi there! Yes! I am a management person. We drive traffic with our PPC campaigns through google. If you think of the sales funnel, people do use ILS to do high end searching, but then they dig down and start googling you. Your ad makes sure you get right in front of them (and I bid on comp names to usurp their traffic). We also have success with long tail searches where people are searching locally and with some detail. "Pet Friendly apartments near me." I disagree with Jonathan, as my PPC traffic is further down the funnel than some ILS (apartmentlist, for example).
Donje Putnam Bidding on comps is not ideal. You’ll exhaust your daily budget faster and spend at least four times more per click than your actual comp does. This is why I advise everyone to always have a brand campaign.
Donje Putnam & John Sons PPC can and does play a major role in all parts of the funnel. However, where that is, is dictated by campaign and ad group structure. Branded campaigns catch people down the funnel as they already are aware of you. Just make sure these aren’t residents looking for your maintenance number????. Proper conversion settings & extensions will help with that. Competitor terms are very tricky as Paul Griffith mentioned. Competitor terms lead to high CPC, poor quality score and high lost impression share. “Apartments near me” catches more top of funnel, but be sure to pay close attention to your match types and location settings on those.
Paul Griffith & Michael Estep. Fair points, guys. For one comp name I bid on, I have great time on site, and I've converted 2 to leads (name and email) in November for lower cost than any ILS. For another comp name, I have 1 click and they jetted. It's a small part of my strategy but it is working for me.
There are so many better ways to get your digital advertising to take flight. Mobile marketing is huge (not text messaging), but targeting people on their mobile devices while looking for apartments, renters, and people that go to your competitors. Social Media is also a great space to place your budget. I would have Google Ad Words as the 3rd option. Let us know if we can help at all.

Day/Time Parting. You can set ads to only show during specific times. This is important if you want your team to respond immediately- only show ads during office hours if that's part of your strategy.
Create unique mobile and desktop ad campaigns. You likely get more engagement from mobile, so you can manage budget and optimizations based on the specific ad groups.
Use ad extensions. These are snippets of additional information that appear on ads. They can help your ads stand out and get more engagement (plus push your competition down the page).
Optimize your landing pages. The job of keywords is to get your ads found, the job of ads is to get clicked, and the job of your landing page is to get people to contact you. Make sure your landing pages are optimized, or else you could be throwing your money away.
