Is anyone still offering accent walls? If so, what colors? Anything special? What’s the expense you pay for materials/labor and in return what do you charge per wall? I am trying to figure out a way to generate more revenue for 2020 (aren’t we all!)... any other tips would be appreciated☺️

Debra Williams Heines I did this at a 200 unit prop and worked great! This is a great revenue maker... I forgot to mention that I’m at a 90 unit one person prop????????❤️

We have always offered them, I just picked new colors. For the 3 months following the new colors I offered them at a discounted rate of $50 per wall. We paint in house so usually its during the flip and we need to paint that wall anyway. Now that we have offered it for a while I'm doing $100 per wall. I also was able to give away some free ones at our resident events- people seem to love it! I'm averaging about 300-400 extra dollars per month now.

If they want an accent wall, they pay for it themselves! And then they either paint it when they move out or we charge them to paint it when they move out.

In the past I’ve done $75 per wall and the resident had to provide the paint.

We offer an accent wall as one of our renewal gifts. Our painters do it for $30/wall. And we do not charge after move out. If a Resident wants one outside of the renewal offer they pay the $30. They choose a color from the Sherwin color book, with this option, they do pay the additional $30 at move out.

While my current company does not offer accent walls, I have worked with some that do. Most have not charged for the walls. I did like the idea of a company in Colorado that charged $25 per wall. They offered many neutral colors. The problem for the company is that they would have the cost of repainting the walls back to white after the resident moved out. While it isn't the biggest revenue for the company, it is a good resident retention benefit.
