I am not sure where in Colorado you are located, but a few years ago the AAMD had an article on average pay onsite. It might be worth trying to find and use a negotiating tool.
Yah I’m not sure what company you are looking at but it’s usually $60k plus with a good company. If you are new to Colorado I can recommend some good companies. Oh and you don’t have to be licensed real estate if it’s fee managed and someone within the company has their license which is 99% always the case.
I have found coming from Arkansas to Florida and now back to Arkansas, most of the pay depends on the company. If they own the property it should be more in line with the national average. However if it's a managing company they will never offer you what the industry will bear in salary. Try looking for a company owned property
Well, I would suspect with the inflated rental rates in CO, at that pay rate you wouldn't even qualify to live there. Hmmmmm. I would like to think you would pay a CM or PM at LEAST enough to qualify to live at the property you entrust them to manage.
To be fair you basically get a RE license from a Cracker Jack box. Something you can knock out in a week isn’t really something you can use as a basis for higher wages.
Them: “Oh you have a RE license?”

Find someone who will pay you what your exprience expects. $14.00 per hr. is a Leasing Specialist wage, not a Property Manager. I would assume that would be for a multi million dollar asset if it has 260+ units. AIMCO is located in Colorado and is an excellent company to work for. Good pay, good benefits, good people.
I work in Illinois, so I'm not exactly sure about Colorado, but that's where my company is based out of. You should check out Monarch investment. They are very good to their employees.
Are you an experienced PM now, or just have your RE license and looking to start at the top onsite? That makes a big difference as well. Many of us in Multifamily Housing started as leasing and worked our way up to PM. But if you are experienced PM now then an hourly rate is odd anyway. Most are salary. I’m thinking 100 units or less and a one person office.
No ma'am! I have no one on my staff making $14 an hour not even my Housekeeper. You need to move to another state if all of Colorado is like that. Come on down to Florida and make you some real $$$.
It all depends on what state you live in. States that have a $7.25 minimum wage think paying $12 or $15 an hour is something to be earned. It always amazes me how managers act so quickly to uphold policy when the company they work for pays so little while banking more than ever. It’s pathetic
I think its a foolishly low wage offer. But the solution is an obvious one. Don't take it. Or if you already have, look for another job and tell the owner why you left (after you leave). Exp. maintenance techs get better than that in MI.
I've been in the industry in Colorado for about 15 years. This is definitely not the case if you work with a reputable management company (Greystar, Alliance, LMC, etc.). You've been severely and unfairly low balled. You can't even hire a brand new, green Leasing Agent at $14/hr!
