I would recommend making contact with some of the local insurance offices and partnering with them... those agents are eager to form relationships and get clients out of your community/residents and in return some of my best resident event sponsors are the insurance sales people!
Myra Defoe you cant mandate that they cover their contents but you can require that they carry liability insurance which would protect the property against their negligence.

Find a good State Farm office and partner w/them. They give small "rewards" to the leasing team whenever we refer a new client (prior to move-in) and they get insurance thru their office. Win-win circumstance. And we require $300K liability and its never, ever a problem!

We used to use Epremium and recently changed to Lease Term Solutions-Lease Protect. $11 flat rate per resident for liability insurance. Resident can add personal for additional cost. They do the work for you. Service is great, easy and so much better that Epremium.
We utilized eRenter for several years but made the switch to ePremium and absolutely love it! Revenue off forced policy is amazing and the enhanced coverages are awesome. The bed big coverage alone makes it worth it. Any questions let me know. We use integration through Yardi. Our rep is amazing and we have recurring monthly training for all our sites as a refresher and for new peeps.
We use Lease Term that is in their lease, they pay with their rent and we make ancillary income as well. This is just general liability to protect the building no tracking of any renters insurance policies. If the resident wants personal content coverage that’s on them.
We use resident shield with no issues. We also partner with a local allstate office and recommend him for all new move ins. Makes the process seamless.
