This was a first for me today. A lady comes in asking for info to help "a friend". She is even willing to pay the app fee and hold fee. At first I'm thinking "What a great friend", but remembering lessons learned from Simon Sinek's "Start with Why", I decided not to make an assumption, and get more information. Well, her story finally included the tell-tell statement "To be perfectly honest with you.....". Oh please do!
Long story short, she is his LANDLORD and just came from court where she just got a judgement for eviction. She went on to say "I had to evict him because of all the drug dealers that came to his place".
She wanted to get rid of him SO BAD she was willing to pay his application fee and hold fee to get rid of him.

My current landlord ended up paying the previous occupant over $4k to get her to move out of the house.

Keri Parker Clark exactly. The exiting landlord has no requirement to be honest. We get more and more forms back with the notation of "against company policy"
I have called landlord references many time and been given bs answers just to get rid of them. Even by Licensed Property Managers. I will not deceit ever on a reference, they are, what they are, I have no problem kicking them out especially with the courts permission...
