Today's move out. This lady was supposed to be out on the 31st but needed an extra week because "she didn't want to leave a dirty apartment". She was a hoarder and filled two dumpsters and STILL left this much crap!
I hate when we have to trash out apts. It was empty when they moved in and it should be empty when they turn in Keys. And for filling up your 2 dumpsters that's unacceptable
I had a older lady like this. She couldn’t get rid of stuff so I could only imagine her family did what they could before giving up. It’s sad but true, this is a disease and we can’t help it but I charged accordingly.
There is no more to this story. She gave 60 days notice to move out on 1/31. She then said she needed another week because she didn't want to leave a dirty apartment even though she had two months to prepare. She had at least 8 guys helping her move and she still left it like that. And since she owes $260 for the extra rent, her $300 deposit will cover nothing.... even though she promised to pay it when I told her it could not come out of her deposit. She had an extra week and STILL left it like that. THERE IS NO EXCUSE.
Before it was so packed you had to walk sideways to get through it. My company will not let me raise our $300 deposit yet these units are destroying my budget.
When we do renewals we do a walk through first to check on apartment conditions. Techs are also trained to alert management to any issues. Not foolproof but cuts down on the problem.
Regular inspection is a must! Pest control, HVAC filters and 2 x year battery replacement for smoke detectors is the time for maintenance and vendors to let you know there is a problem.
Ugh! We separate trash from items that can be donated. We either drop off or a company picks up. It's recycled thus less for the land fill. I totally understand not always having time to do this, it's just something we do.
You can charge for the trashout fees, the bulk items such as furniture I would charge more per item. I would also get with your waste management company to get an itemized statement for the overfill charges for the dumpster and charge that back as well. In addition, follow through with the collection proceedures as well. Try to get a monthly payment arrangement set up in house to recoup any debt, and if she is unable to meet the monthly requirements, send her to collections to avoid this happening to a future landlord.
How long was she a resident? Extreme hoarding doesnt happen overnight. Annual inspections are critical in many ways. Identifying hoarders is one of them. Hoarders have mental issues. They should be handled like any other person with mental issues. Identify the problem, communicate, document and try to resolve the issue and then take appropriate action to evict if necessary.
