I've ALWAYS scheduled one a day...sometimes two a day if we're talking a short term lease. Our new maintenance supervisor says it takes two uninterrupted days to punch properly. No upgrades or rehabs, just a straight punch. Please help me out here!
If some one only has to change drip pans, light bulbs scrape and recaulk A tub, replace a blind check smoke alarms check for any Plumbing leaks leaks then yes 2 per day.
Yikes! We allow an 8 hour shift to punch the unit. If it needs more than that it is walked by the property managed. This is normally for skips or evictions who trash the place.
But i feel 8 hours is more than enough time.
Dear lord! How bad are your units at turn? My team can punch 2-3 units in a day and meet my standards which are pretty dang high. Sounds like your supervisor needs a little pep in his step
Alyssa Lacy each site has a supervisor and 2 techs. If we are talking just a punch (as she said, this isnt paint and clean, JUST a punch) 1 guy can do 2-3 a day. That’s why I asked how bad they are, if it’s a 40 year old property and people are trashing it, that’s not a normal punch.
I've had some wacky mngrs that wanted all plate screws facing up/down, so after 30 + years doing turns it all depends on your standards and NOT robbing Peter to pay Paul

I don't schedule punches on Mondays to provide time to catch up on weekend work orders. Then no punches on Fridays to allow for anything overlooked, parts that were out of stock, etc.
If it's a trash out, replacing all blinds, or something difficult for another reason, I schedule 1.5 - 2 days.
Courtney Holman Trash out is part of turn process but I dont count against time allotted for The make ready maintenance. If it's a basic turn I will stick to two per day. Each unit should be walked 30/60 days out to help with ordering and scheduling.
You managers should trust your supervisors. It depends on so many variables. Some take a couple hours, some take a 2 days. Try doing a couple days where you actually go out with your maintenance team and shadow them. From grounds to work orders and turns.
Then, have your maintenance team shadow your day.
Lou Zampino the only way one would take two days is if we were waiting for parts or the apocalypse struck it and there were flesh eating zombies that we had to lure out.
On average, one a day. Some are easy, some are hard, but on average one a day.
In my experience it all comes down to the manager and scheduling, and inspecting what you expect.
Finding those managers can be difficult, I have been blessed with great ones.
There is no time for all turns. You will get lucky with some half days and some will take 2 days. There are different factors. Go with him, see what’s going to take the time we wouldn’t be able to tell you
Maybe we do more? We give a 5 day turn. Day 1 is inspecting and any trash out and possibly painting, 2. Carpet and/or flooring 3. Maintenance ( we check and inspect everything) 4. Cleaning and first quality inspect 5. Second quality and sign off.
Like turn a unit? I've never heard punch. But ours way always 2-3 depending on severity. One to take apart everything and start painting, 2 to finish painting and out it all back together with any repairs to doors/screens/etc.

Also, for those saying one day, do you do in house cleaning only?? Do you have your own carpet cleaning equipment?? Or maybe you dont have your units professionally cleaned at all?? We vendored out that stuff every time too. That takes extra days.

It depends on what Property Management company your working for, as they all have different responsibilities and expectations from the the maintenance technicians. There are some who vendor most items out and there are some that put all or most of those responsibilities on the maintenance technicians. Kinda hard to determine a "average time" when you have these differences in workloads.
Sadly, our property has 1 guy and about 3 days to only punch, not clean, paint or anything!! How can we speed them up without them wanting to quit because of pressure?!
