Okay y’all! I’m compiling a list of “tricky questions” to help answer!

The first two that came to my mind are “What type of people live here?” And “Is your property safe?”

How many times does the bus stop at the property?
A lot of people have become smart to the 'trick' questions so they ask differently. It's really amazing how it throws some folks for a loop.

I’m not thinking those are tricky questions. People really want to know who their neighbors will be and will they enjoy living there. The answers are a bit tricky but need to be answered honestly. My favorite answers begin with “You are going to love living here....” easily followed with something like “we have a wide variety of people living here, I’m sure you will make a lot of new friends.” or “our rental criteria is applied very consistently. We require everyone to pass the same screening process to ensure a great community for everyone to call home.”

My response about safety was always “though no one can guarantee safety anywhere at any time, our general area seems to have a low rate of crime according to published crime statistics. You can find this information online”

My response about what type of people live here was always “we have a diverse community consisting of those who meet our rental criteria, such as credit, criminal background, and rental history”. I know the background part may no longer be applicable in some markets.

How easily can you smell your neighbors cooking?
What is the gate code so I can come through after hours?
How many work orders does maintenance do a day?
(We are next door to a school)
How many kids run through the neighborhood?
Is it quiet?
(No breed or size restrictions)
How many pit bulls are here?
I know the community is diverse but I’m really only looking to live in a community with **** type of people. Can you tell me honestly I’ll be happy here?
How many evictions do you file monthly?
How long does it take for police to arrive to a call?
Which buildings have one bedrooms and which ones have two bedrooms, I might want a two, just can’t decide...”
Do you offer community events that are kid friendly or adult only?
Do you have roach and rodents issues?
I’m single and hoping to meet someone, do you have any single residents or swingers? -Awkward

We lease to any qualified people. We can not guarantee anyone’s safety but feel free to ask the local authorities any questions you may have. If you have security or any special features in place such as locked common doors and great outdoor lighting I would include that in the conversation. Don’t let them smell your fear lol. Ooops read the status wrong lol. I always try to put a positive spin on any of the tricky questions

Not necessarily tricky questions, but questions I’ve gotten that make me stop and think before answering...
1. I’m a singer, can I bring my baby grand piano and studio equipment?
2. Will I have good cell service living here?
3. I’d like a home gym (treadmill, free weights, peloton) but also a top floor apartment
4. What is the weight capacity between floors? I have a very large and heavy gun safe and don’t want it to fall through
5. My child is under 5 and doesn’t need their own bedroom. Why can’t we have 3 people in a one bedroom?
6. I own a sushi business and need two deep freezers in my apartment. Is that allowed?
7. Can I install security cameras around my apartment?
