How does everyone deal with tenants who move out and throw furniture on or all around your dumpster.

Hello everyone. How does everyone deal with tenants who move out and throw furniture on or all around your dumpster. Till the point your trash service would not take your pick up. Since we are only 24 Units we don’t have a full time property manager to catch anybody. Super confused on how to handle.

What ever you are charged to have it removed bill back to the tenant don't forget to take pictures this should be easy with only 24units

We take pix of units at annual inspections. If they leave items we recognize we bill them for the disposal!

I like this idea but privacy concerns? While I take care of my apartment I don't feel comfortable of someone taking pics of my apartment unless it is like a true health or safety hazard.

How do you know which tenant to charge? Cuz I have them doing it in the middle of the month too. Are trail cams ok to put up?

Maybe have them sign a consent at move in that you’ll inspect the apt and take pictures for documentation after they move in? Doesn’t stop people from buying new stuff and throwing it away though.
Trail cams, sometimes even just a harsh letter that you have people watching and they’ll be fined $200 per dump.
I feel you on this one, it’s so tough to monitor.

Even a ring camera. First couple times people get charged and word gets out it stops.

Ariel Renee I actually asked the guy across from the dumpster to hook into his WIFI. Gave him a discount for his internet and caught them. Then I caught a few more and word got out and it miraculously stopped. Lol

Under normal conditions, we inspect the apartment when they give notice. We make a note of their furniture. Then when we spot it by the dumpster, we have a great discussion about the trash bill

You need to put the expectation in place that most trash needs to go in the dumpster. If there is anything over-sized such as a mattress or couch, my maintenance will has to cut it up to fit it in the dumpster so that our waste management company will remove it.

When I do my pre-move out inspection I take mental notes on the type of furnishings they have. I will sometimes take photos for maintenance of items that may need repairs. Occasionally it may show their furniture so it's easier to prove. Maybe when they give notice let them know that if they have bulky items to dispose of they can schedule those items for pick up with you for a small fee. We like to schedule a few days before move out to have those items picked up. Then we charge the ledger before move out.

We have been doing an annual clean out weekend and provide a roll off. Has helped a lot. Also started providing a list of places who will take the furniture as a donation and really cut down on the problem. Some will even come pick it up

I installed a trail cam because we can’t do a ring cam due to no WiFi and don’t have it in the budget to do cameras. Not sure if the trail cam is working but still a major issue.
