Rent path. 100%.... Zillow has proven to bring tons of leads but not leases. And considering you pay per lead, it can be a frustrating thing to pay for.

Zillow started investing a couple years ago in building out their multifamily products but then got sidetracked. They have the brand to do well but the product today stinks. RP is the exact opposite. Good product but bad brand.
