I've used both while managing multi site properties and I love them both. However, RentCafe CRM let's me merge the same prospect that email me for several properties where Knock doesn't. For a stand alone, conventional property Knock is great! RentCafe just does what I need it to.

We use Knock and I love it! I have talked to our customer success rep about needing the ability to create saved replies that save urls/formatting/attachments as it’s annoying to have to add them each time. I also wish that there was a way to link prospects that are applying together ie 2 roommates. There’s a way to add a secondary contact and to merge duplicates but when I want to keep them both as their own contacts I have to maintain both for status updates and notes. But otherwise it’s awesome!

More user friendly and simplifies things instead of adding 1-2 steps as CRM does.
Includes a CL posting tool and you can complete your follow up phone calls straight from Knock which logs it for you with no data entry.
Communicates with Yardi.
Knock but I haven’t experienced RentPath.
Knock has a very intuitive dashboard for our leasing teams. It also has lots of options to customize reporting/ source tracking & how it integrates with other programs.
I hate knock.... reporting is not accurate, does not report properly to certain softwares. I love I love leasing. I would pay three times more to go back to that.
Knock. It’s user friendly. Has great reporting. They solve several needs in one program (CRM, renewal management, SMS, chatbot, Craigslist, lead tracking, etc). It integrates well with all of the major PMS. The support is amazing and they are constantly innovating. It’s a top notch program.
Knock. User friendly and customer service is amazing!! My rep always checks in with me and my team and follows up with my reports!! My team loves it too.
Knock! Super easy. Has texting and email blast capabilities for prospects and residents. Easily integrates with all of your advertising sources and listings. The customer service is AMAZIMG!!! The reporting is so great and very informative. And finally the resident side of the dashboard helps you keep track of upcoming renewals and gives you filtering options if you need to reach out to your residents.. like if building 5 water will be shut off. You can sort and contact your resident in just building 5. The list goes on but that’s what I can think of right now.
Not knock! They have issues with their analytics and it never gives you accurate numbers. They are quick to respond to troubleshooting but always blame issues on the leasing company you work for. So the issues never get resolved. This is just my personal experience. It’s is more user friendly than CRM though. It’s been a while since I’ve used rentpath so not sure.
Knock is superb. The dashboard is user friendly, they are super responsive, the knockbot is amazing. You can text and email blast and use it with your self guided tours.
Depending on your management software, check out Entrata! Knock and other standalone CRMs end at application and struggle with correct lead attribution. Entrata LeadManager with MessageCenter can be used through the entire prospect to resident lifecycle which helps with satisfaction and retention. It’s a way more powerful tool than the standalone companies. I’ve managed a few different lead management tools and Entrata was my fave which is why I went to work for them ????. Knock is super intuitive though if you don’t mind having more logins in addition to what you already have and inaccuracies in lead attribution. Entrata has the ability to replace everything a leasing agent needs access to if you’re on Yardi for accounting. If you use Entrata websites you can get up to 80% accuracy on lead attribution without using a drop down for the prospect just to select one of the top 5.
