HELP! We are starting to make YouTube virtual tours and I sound so lame in the voice over and it just doesn’t sound natural. Any tips or tricks you use while making these??
Tricks from an actor.
1. Read your script out loud multiple times before starting. Reading.out loud uses a different part of your brain and you will hear the change in cadence and tones as well as awkward phrasing as you speak that you will not catch in reading.
2. Write your script in 1 breath lines. Plan where you want to pause or breathe. End your line there to remind you to do so. People naturally pause at the end of a written line even if the sentence continues on the next line.
3. Have fun! If you are bored taping, it will show in your voice.
4. Get editing software. Dont try to do it all in 1 take. Even actors and professional audiobook readers cant do it in one reading. Pick the best parts and blend them into your tour.
5. Relax. Take your time, if you get worked up, you will make more errors. Relax before each take and do a deep breathing exercise. They help more than you can believe.

3. Maybe walk through the apartment while practicing your script.
4. Have someone else video you touring the apartment, like a maintenance person or other leasing staff.
5. Don’t tour like your doing a video commercial. Tour as if you are touring a prospect (without all their questions and comments LOL)

Honestly, I just Did mine like I was showing my phone the apartment. I literally walk through the unit as I do with every other showing and I’ve gotten really good feed back. While I think my voice sounds weird, it really has been well received by virtual prospective tenants
Our company has done several of those — with pictures and music. It is pretty inexpensive too.
You want to show all the rooms, and don't forget to talk about your amenities.
