I have an owner who visits his properties weekly... Not a big deal right? Wrong the whole reason he hired us to manage is to collect rents & bring his properties out of slum status... Yet I regularly get calls from his residents about deals made to get out of paying rent... So irritated right now non of these deals are in writing, & it's makes my job super difficult.
Sarah Trefz Watson this is so true. I had to have that conversation with an owner. I informed my Direct Supervisor of the facts first and stated I would have the conversation with the owner directly (I was a Regional PM at the time).
The owner understood that fair housing takes precedence and that all concerns needed to go to mgmt. I agreed to have the owner updated regularly so that he felt involved. The site team kept me updated daily.
I told the owner that his good intentions had unintended consequences that violated fair housing. I had to remind him how residents identify with protected classes. He understood in the end and we had a good working relationship.
I couldn’t work with that. You won’t be able to get that property turned around if people know they can go to him. Verbal deals?? What are we in 1980?? ????
Get out on your terms. I just fired an owner who does this shit and has his “handyman” deal with the expensive stuff. He is a freaking slumlord... why he was fired. That transition went as bad as you think
Oh I experienced that at my last property. He and his wife would both be there nearly everyday! Undermining everything the company and I tried to do. I have notice, and my company did as well!!

I worked for someone like this. Thought he could pay off firemarshall etc. Wouldnt fix anything ..had me get estimate after estimate but nothing got done. Wanted properties filled w section 8 but wouldnt put the places up to code. Fired me for not filling apts. But i didnt want my name associated with any of it. He also didnt pay me for last week of work. Have a claim filed with labor board. Also had one of his buildings shut down by fire department
Happened once or twice in my career, but usually the supervisor explains that we have this and his visits are not welcome or necessary. It worked, never saw him again.....as it should be. If you don't want the mangmt co. to do it.... why hire them?
Well if it’s not in writing it didn’t happen. Request the resident to send you that email to confirm otherwise you’ll continue to enforce the lease, unless owner sends something in writing. Aaaand when they do (If they do) forward to the owner requesting confirmation and kindly remind him fair housing.
