I always use these opportunities to ask when I’ll be receiving their grossly overdue rent. They hate it, but they have no choice, but to answer while they’re face to face.
I am sure you can, check with your Regional, I know we are not doing liens at the moment. It will be interesting to see if they have the audacity to come pick it up.

We don’t do the liens (I’m in Indiana) but my property has Community Spectrum agreement and I GET TO CONTROL, their cable and internet access. So you don’t pay, you don’t get your “essentials” for several to our residents.
BTW this was not my idea, it was the direct order from owner
Hey we are in Texas too how come you haven't done an eviction yet? the courts have been open for quite some time we've already had 10 evictions
PS take pictures of the TV in the address when you take him to eviction Court the judge would love to see them
Heck yeah!!!!!!! Hold it til you get an answer from Legal! Wow what a slap in the face! “Hey I can’t pay rent but will you open the office so I can get my $2000 TV I just bought?!” What do you wanna bet they’ll say it’s a gift? I’d reply “they should have paid your rent for you instead”.

When allowed, they will be held accountable for unpaid rent. What's the purpose of getting petty or assuming anything about a person buying a TV? Did you feel better about calling someone out for assumed poor life choices?

If this happened and the building is under no obligation to accept a package, then I would have returned the package back. if the building has a policy to accept packages, then accept it, require them to sign for it, along with a notice of how far back the rent is. and the offical papers that you will be evicting them. You can not publicly shame them, but you can make them aware of the policy.

That happened to us too! He got the fanciest of TVs and then left the box outside his front door ????♀️ Another one that hasn’t paid since March gets packages delivered daily ????
Yes it’s very annoying to see residents making wild purchases during a time where they have stated they can’t pay rent however don’t allow your pettiness to ruin your professional reputation.. like some stated yes this could be a gift from someone or the resident is simply neglecting his rent and would rather watch tv instead.. when the time comes for you to serve that eviction, both him and that tv will be out on the streets and if he purchased it then maybe for him it was a tough life lesson..
Y’all! I’m so sorry if anyone was offended or anything, it was totally a joke - it’s not going to be liened, what he does with his $$$ is his business, that’s why we will be filing for eviction in accordance to the lease when permitted to do so. I had no intent to do it; however was curious and asked the RM if one could under normal circumstances. She didn’t know either and so she asked legal. Would I really Lien their correspondence- no.
Don't give the "cancel rent" group anything more to use.
I would approach assuming that they lost their job due to the pandemic and was trying to get a job working from home and needed the TV as 2nd monitor.
In this case, if I were in your shoes, I would have either the owner or regional manager hand deliver the TV to them and use as a way to see if they are still being affected by the pandemic and to see if they had a job lined up yet. I would then get them to let you know of their intentions in writing. Based on the answer, I would just have photos in case there is no option other than eviction.
