Would like to see how common it is for communities to be “smoke free”. Have an applicant that claims to have never seen a smoke free community addendum in a lease agreement. I feel this is pretty standard.

I do not have time to police one more thing. If they ever decide my property is going to be nonsmoking, I will probably gently lay my keys on my desk and blow everyone a kiss on the way out the door.

Cylvia Houser ours is non smoking but we only police it if we get a complaint or we see evidence of smoking while doing pest control or maintenance requests. We simply issue a lease violation and we do have the non smoking addendum.

Ours has always been smoke free. People have to go off property to smoke. Of course we have offenders, but very few. Its pretty common these days.

We have 11 properties brand new to built in 60s and everything in between. All buildings are smoke free but smoking allowed on property 15 feet from any building.

Ours are all smoke-free indoors. We use the Blue Moon smoking addendum which is great because it is extensive and specific in what it deems smoking (including cigars, vaping, marijuana, etc) and should someone ever smoke indoors, it gives us free reign to properly decontaminate the property no matter what that means (ie full repaint with Kilz, full recarpteting, etc) at the resident's expense.

Once you've seen the damage from a property due to a negligent smoker and the hundreds of thousands in costs to repair the units, not to mention the risk to human and pet life and time involved in relocating families due to smoke damage, it's an easy decision to go non-smoking. Plus, you can advertise it as an amenity!
