You can’t ban them from a common place area in the property they rent. You need to give them a NTV.

Leticia Reyes I’m in Texas and I’ve dealt w/ this before and it is a NTV. If they make threats, they shouldn’t be allowed to stay onsite anyway. I wish you the best of luck!

Regina Centamore Police in Tarrant County have stated as has a company attorney that you cannot ban them from a common area in the property they rent. You have to issue a NTV and then layout communication guidelines until they move to avoid further conflict.

Cindy Harris-Dees I’ve dealt with this as well. The magistrate would not honor it. Said we had to NTV, that resident had a right to common areas and could not be trespassed. We had to put up with him sitting in front of office and yelling at prospects for 2 months.

Regina Centamore just telling my experience with a similar situation. Sheriff would not serve the no trespass and magistrate would not honor the request. office staff was threatened and we had shootings and several murders on this property.

Leticia Reyes that’s good! I would in a heart beat! Y’all should not have to walk on eggshells and look over your shoulder all day every day. I would give him a notice (the shortest amount of time your lease and state allows) and make him go! And if you feel it’s necessary, file a report (you need the documentation) and maybe that will scare him enough so he won’t give you any more trouble.

Eva Šípková one time in 2018 her son came to the office asking for a key. I didn't know her son so i asked him what unit he lived in. He answered with the unit number. I searched to confirm his name. Asked for his name. Called the lease holder she vouched that was her son. End of ir right?? No!! She came in the next day screaming saying i shouldn't have questioned her son. I'm not the cops. She made little threats at that time. She saw me at a local gym we both attend and made threats there as well. Last week saw me at the office and did it again because she wasn't happy about my response towards her payment not being enough yo cover her balance. I think she just goes iff too quick because as soon as i called the cops she left.

We had a resident threaten to shoot our maintenance supervisor. She also threatened other residents with her gun. Contact your attorney and have them send a letter. If she’s close to renewal, don’t renew her.
We ended up getting a call from a mental health facility and she was taken in for a 72hr hold. Her guns were removed and she was red flagged.
If it is life threatening file a police report.
Covid made it horrible for us where we could only work from home due to her threats. We couldn’t evict her either because of covid. It took us from April 14th to July 31st to get her out.
I so wish we could leave reviews on Google about residents.

Leticia Reyes Yeah it was really scary. The mental health facility call was on my first day at the property as well.
She scared another resident so bad, they transferred to another unit not in her building. She did assault our maintenance guy after hours while he was walking with his wife to the grocery store. Another resident witnessed the whole altercation as well and he was terrified of her! Cause she had already found his place of employment and started calling his employer! So the guy was like I’m not getting but will testify if I get subpoenaed.
We were only allowed on site with an armed guard. I felt better after that.
100% though, get your attorney involved or file a police report if it’s serious.
We really don’t get paid enough in this industry

I would not be asking to stay out of the office. I would be issuing a notice to vacate as others here have suggested. ONE threat and your company should have removed her. You have a right to a safe workplace.

Unfortunately, this happened quite frequently it at my previous property. Once a resident got abusive, I would simply smile, slide my business card across the desk to them and say from this point forward all communication is to be in writing via email. I would then refuse to speak to them. I had some who would sit there and cussed me out and I would just focus at a point on my desk and breathe deeply. The best day of my career was the day I walked out of there but nonetheless… I did learn some things

You’re entitled to send issue a lease violation to the resident. They’ll flip out, but you are allowed. Yes, even though “you’re not allowed to be an asswhole” is not specifically written in the lease... It’s called disruptive and combative behavior...

I have exactly that letter. I'll have to try to summarize.
...."we have had several correspondences with you in regard to your discourteous behavior toward our site team"
"Going forward you will not be allowed in the rental office. Questions or concerns about your home should be directed to me" (area portfolio director)
We also put this resident on a fee-free mtm, siting the ability for that resident to leave or for us to terminate if the situation did not dissipate.

Had this issue as well. Did send letter making them aware of lease violation and that any other incident would result in lease termination. Here is the letter I sent. Hope it helps.

Dear :

I have been notified of your aggressive and threatening behavior toward my Assistant Manager on Saturday, July ______. Behavior that caused her to contact our Courtesy Officer.

She apologized, as do I, for the delay with your electric concern. I was informed that you had been informed it would be addressed Saturday and it was. However, there is no reason acceptable or will be tolerated by this office when you threaten my staff, as witnessed by another staff member.

As stated in your lease agreement / Clause 14 – paragraph 10, “Resident and Resident’s occupants, family, social guests and invitees, shall act and communicate with the apartment owner, Management, Management employees in a lawful, courteous, and reasonable manner. Any form of verbally or physically abusive, intimidating, or aggressive behavior directed to Management, Management employees, or any other person is prohibited”.

If this occurs again, your lease will be terminated without further warning. All early termination fees and rents due will apply. If you have any questions, please feel free to contact my office
