Something we offered in the past is a free car service, and at another lease up we leased a luxury car for them. It’s actually a great deal because leases on cars are pretty affordable.
I’ve always loved the idea of a gift certificate for some kind of delivery service you have with a basket of recyclable one use silverware & a set of those target $0.99 plates!

That isn't exactly an incentive for a luxury penthouse. Maybe this $20 item will be the ticket that swing their interest in renting this $10,000/month space. It is a nice perk to make them feel good once they are in, but if you think that is going to move the needle to get them there you might be out of touch with the demographic.
I think most of us would be out of touch with this demographic but I welcome all suggestions when someone asks and I like reading all suggestions big or small.

We put a giant bottle of Veuve and flutes etched with the property logo in the apartment with a handwritten welcome card. We also do a plush bath robe with a logo... set of two.
Butler and chef. If you want to do it on the cheaper end, you could offer a subscription to Green Chef meals and Housekeeping services through Molly Maid?
Diane Medina the chef idea is a great one! Our penthouses have large kitchens and gas stoves which are perfect for the aspiring chef! Covid tends to keep people out of homes though. Are you seeing success with this?
I would probably offer choice. If you can target a few different areas ideally nailing at least one that the person wouldn't spend on it for themselves, but would value it, and not simply equate a dollar value to it. I think some of the other ideas are great. Dry Cleaning, housekeeping, butler service, parking/vallet, monthly personal chef etc.
Thanks everyone! Some great ideas here! I should add that this building is a high rise in the downtown market with 24/7 concierge and Hello Alfred services in place. I am specifically looking to wow the future resident with appreciation and unique ideas. The home gym equipment can certainly help (particularly in today’s climate). Our average rents are $5000-$7000 for these homes if that helps in recommendations. I appreciate the ideas!
Dinner and a limo ride at the fanciest place in town. VR head set with the workout program for 1 year.(forgot what it's called but it's like $500 for set and less than $100 for the work out plan it looks so cool. Oculus maybe? ) A super expensive bottle of liquor. Private helicopter ride to view the city.
I would do a mixture of things.. I would do a 6 month membership to a local resort style spa paid by the property. A wine fridge in their new apt.. and offer weekly delivery wine service. For 6 weeks. Idk what ever. Personal trainer/Yoga for x amount of time. Keep in mind luxury clientele likes being pampered the more things that make them feel valued the better. You can mix all this and call it your Exclusive VIP Package. If you rent this apartment home today

I would think you would want to look more into services than products. I feel products are good welcome and thank you gifts, but a paid service would entice that clientele to lease. Nanny services, Black car service (driver), spas etc.
"Movie Night On Us"- DVD on the counter with a Bucket of Popcorn and a gift card for whatever nice restaurant delivers in the area. PF Changs, Cheesecake Factory, etc.
In San Diego, we have experienced a luxury clientele that is looking for turn key with a personalized touch to their specific lifestyle.
Intro to local restaurants etc. This demographic doesn't have time to nuture the local scene and seems to respond to this type of service.
Interior Design, Art Gallery, hidden local gems.etc

I believe in understanding the demographic that is willing to pay the rent In a buyers market.
Based on the price point, check your current resident base. Sometimes you will have a high net worth resident that is just not aware and would love to transfer into it.
