Does anyone on here have asset repositioning experience converting a high crime class D asset to a class B?

Yes! We painted, changed the name, increased marketing, hired security and adjusted our qualification process at renewal and for new prospects. We also stopped accepting certain programs. We went through the process to become crime free with the city.

some certain programs are permanent at properties ???? but I've had a property where we also changed our TSP and excluded accepting those like you. Dramatic difference.

Do you have space to give to your local police? I was at a property that used one of the units as a satellite station with their logo plastered outside...definitely helped deter activity. This was in addition to the courtesy officer units, and tried to make sure each one worked different shifts so that one was available at any time of the day/night
This is also one of the more affordable options too because the caliber of security officers that you would need will likely come at a high contact cost, and I'd imagine that the revenue isn't very high considering it's a D converting to B.

nope, 1 manager office and we are layered LIHTC so the only other space is the resident center. That is designated in the LURA

You could also contact your local police department about setting up a substation on the property. Take a vacant apartment and turn it over to them. They will use it for breaks, paperwork, etc. Also considering offering a large discount to members of the police force. Provide a larger discount if they bring have a marked vehicle that they can park on the property. These would be two good first steps. Lots of experience in this area (unfortunately).

Clean it up, clean it out,(evictions), meet with PD, let them know you need help, increase PD patrol. Gates do not help in my humble opinion. too easy to climb over or through.

I’ve been through some really rough ones. I suggest drinking, a lot - it’ll help.
All kidding aside, the one piece of advice I always give myself is that it truly takes 2 to 3 full lease cycles before you effectively change the profile. The change over takes a lot of time perseverance and willingness to sacrifice occupancy and revenue for a while. But, the end result is massive.

Most local law enforcement agencies will be able to provide you will an asset evaluation through their community resource team. I had two CRT officers walk a struggling property with me, evaluate landscaping lighting, surveillance needs, etc. Great experience and their suggestions paid off. Plus, obtaining call records of my property as well as surrounding was extremely helpful to help us understand exactly what we were working with.
