Lol..... you'd have to be prepared for the "a lot" answer, but for some, they may not cook a lot so a leasing agent could ask the potential resident how much time they spend in the kitchen. If the answer is not a lot then I would segue into local restaurants, delivery services, if you have a grocery store nearby with prepared meals, etc.
If the answer is a lot, then I'd be prepared to show somebody how it's still possible to spend time/cook quite a bit in there.
Lol... and then there's always "Less cleaning for you so that you can enjoy your free time more".
It's the new trend, haven't you seen all those Tiny home shows? Smaller kitchen more functional living space. Lol. People be like "oh yeah, I've heard about that".
I used to call it " our Step Saver" .. and people like me, who rarely cook a full meal, who love a steak on their Air Fryer ... The small kitchen is not an issue. Especially when the rest of the space and the staff I will interact with going forward fulfill my needs.
Ask what type of cooking they do? Typically no one says anything that would account for needing too much space. Find solutions for storage etc if that is their concern. My grandma cooked for 12 in a kitchen that had a stove and no cabinets, pantry etc
Ask your prospects what they enjoy most ...what their favorite thing to do at home is...most busy people don’t say cooking and/or cleaning....avoid the objection from the start
Add kitchen decor and items to stage it. Things that you can pick up and move to the next vacant when it leases.
Include a large pot with dry pasta in the back burner and a small pan across in the front burner to show that you can still fit regular size pots and pans.
Its a visual thing - if ppl see that it works, you’ll easily get past this obstacle.
Promote less cleaning, etc!
How much time do you spend in the kitchen? A lot? There's a perfect spot over here for a buffet table or island you only use when you need it. Time saver!
There isn't for our 1 bedrooms but every other floor plan has a patio. Grilling is ok since we are town homes and villas, but unfortunately the 1 bedroom was left out of that design.
I’m looking at some studio renovations with the same tiny kitchen, considering cook top and convection/micro over...modern chic adds space and makes tiny cool and adds space. The tiny stoves cost too much and they aren’t durable.
That’s what we did in our studio apartments. 2 burner cooktop, convection microwave, full size fridge/freezer (just a little smaller than the 1 bedroom units that have a full size range)
We find most of our residents spend the bulk of their time in the living room so we made a conscious decision to make the living room large and kitchen a tad smaller. ????????♂️
