Bingo. You nailed it Noah. Bots don't do well with interactions that require empathy. They help facilitate information to specific questions. That's why NLP (Natural Language Processing) bots have a hard time because open-ended text boxes encourage empathetic inquiries. Whereas GCM (Guided Conversation Methodology) bots don't allow for this and therefore have a failure rate that's 1/10 an NLP bot.
We use Lisa Dynasty. Shes pretty legit. I've had my fair share of issues with her but for the most part she keeps my calendar on point and notifies me of upcoming tours and whatever else I ask her to add. Most prospects dont even realize shes a bot. People do get frustrated that she says "I can only text on this line"
As a consumer, love them....until I hate it. A chatbot is easier than having to give away my info to engage with a human for a simple FAQ, but then it’s infuriating when I don’t have the option to ask it something very specific. The best experiences allow me to pivot between bot/human without forcing me one way or the other.
They are not meant to replace human interaction, just supplement by providing prospects 24/7 support. It is just one layer of customer service for properties. Excellent appointment rates as well!

As a consumer, Chat Bots are frustrating. Definitely recommend using a service that offers Live Agent Chat 24/7. HUGE difference and much better customer service. I know Live Response Solutions offers Live Agent Chat as a stand alone product.
the best part about RealPages Chatbot is that it is backed up by live agents. Rather than referring a guest to contact site team if the bot can’t answer, it automatically continues the convo with a live agent!
Bots are great but yes the above comments about having a live person when the computer cannot answer is key. There are blended options or full live. Explore all your options!
I LOVE them for what they are designed to do, which is answer questions when we're not available, and give us leads we might not have captured if we hadn't had the bot.
That said, bots are only your prospects' friends if you give them good data! We work with 30Lines, filled out a LONG list of answers on an information sheet, added our own FAQs to it, and "fed" our chatbot with a lot of potential answers to questions. Each month 30Lines evaluates the questions our bot couldn't answer and we try to add more info.
