About 4 months ago we had a resident run into a vacant unit with their vehicle. Ran square through the brick wall, through the living room and into the bedroom (thank God it was vacant). We were one step away from the renovation being completed and ready for the tenant to move in Monday. And then..... this week the SAME TENANT ran into the SAME UNIT. Luckily not as bad but not livable by any stretch. She then proceeds to move her car down a few parking spaces and acted like she had no idea what happened all while still having brick dust in her taillight and front end damage. Good thing another resident saw all of this. I swear I can’t make this up. This industry is just so entertaining.

We made it mandatory at most of our properties that you cannot back into the spaces. For facing parking only.

I once had a resident run through their apartment and I have no idea how. There was an upward hill from the parking lot to the apartment that I thought would act as a wall to stop the car- but nope! Somehow they got UP the hill and hit the building. Some people don’t need a license.
The first property I ever worked at was adding a second phase when I started. Second clubhouse/pool and all. We had literally just gotten the ok to open it and a neighbor came home drunk and slammed into the corner of the building. It was months before we could get repairs completed and finally open.
Oh dear! We had that happen a few years ago with a car in a vacant. When it came through the radio in the office I actually thought I heard incorrectly. This year we have been doing a building repair from a lightening strike that took out 12 apartments. I know the struggles of rehab, the contractor flooded the building again by breaking a sprinkler head after we had spent weeks drying and dehumidifying. While they were laughing about it I was telling them how unacceptable that it was and soooo mad. Prayers and thoughts for you during this time... it is such a struggle with rehabs. We are 6 months in and still going.
So basically a hit and run, unacceptable. I'd take pictures and call the cops, let them do the investigation and go from there. It doesn't matter if she is a resident, that is illegal and wrong to try and cover it up.
Now that you know this can happen, you need to install bollards in front of all parking in front of the buildings. If someone drives through an apartment and gets injured or killed, the property owner will also be held liable because they knew it could happen and did nothing to prevent it. Mark my words on this one!!
The stories we can tell! When I was a PM I had an elderly resident jump the curb stop and run into her apartment with her car. The front half of her car was parked in her living room by the time she stopped it. When asked what happened she responded tearfully she thought she was hitting her brakes and mistakenly hit the gas hard, propelling her into her apartment. She was mortified, apologetic. Her upstairs neighbor was a bit shaken. After the shock wore off and repairs were underway we were able to laugh about the incident with her.
At another community, where I was the off-site leader, a non-resident was going too fast around a curve, lost control, and took out the corner of one of our apartments buildings. My experience from the first accident helped guide my team.
The same thing happened here in Dallas! The family had a baby that was in the bedroom thank God! I had to contact the emergency person listed, it was a dangerous situation. And no, you can't make this stuff up!
