We’re having issues with human feces left near our dumpster areas. Is anyone else experiencing this and if so, what are you doing to resolve it? Our groundskeeper is getting tired of having to clean it up almost daily.
No, we have 16 different dumpster areas...we’ve caught people in the act, but they’re not residents and they don’t stick around long enough until cops come.
We put these signs around the dumpsters and it worked. The signs came with just the poop graphic, but I added the pee dots to cover that, too. I didn't want a separate sign for "no urination."
We had cameras for a while. We played the video on a continuous loop in our leasing office for a couple weeks, and gave prizes to any resident who could identify the poopers.
We also started asking prospects a qualifying question: "are you the type of person who would poop behind a dumpster?" It's really helped.
I also sent an email blast to residents reminding them this was not acceptable, and that there was a $25 fine per incident.
Wait just a minute? Some of you guys have residents that poop behind dumpsters?
I’d add a question to your rental application. “Please state your preferred pooping locations...”. Gross and Nasty is not a protected class..
Some of you are jumping to the conclusion that it's a resident. In my experience, it's always an unhoused person. I don't think there's any point in getting a camera unless you just want to be grossed out. The only way we were able to solve this was a regular security patrol.
Why would a resident poop outside? I think it’s the homeless population.
I would do a motion light as well. I don’t have a human feces problem but I did buy a ring camera and I move it around as necessary to monitor whatever the newest complaint is.
We had that problem (many, many years ago) but they were going into each buildings laundry room and doing it in the machine. We did a stake out one night. Black clothes, radios, the works. We caught him though and pressed charges.
Well, we had a guy walking his dog on the trail behind our building take a little potty break on the side of our building. The guy.... not the dog. He even was nice enough to bring his own tissue paper. Security camera shows the dogs embarrassment for his human.
