So far I had 2/16 bail on 2 months rent over the last year. I’ve had about 6 loose their jobs. I gave out info to all tenants about staffing agencies, local programs for rent assistance. Waived late fees. It’s a team thing, tenants and owners working together instead of against each other. So far so good.
My last property was amazing. I moved in December to a new property. We were about 88% collected I think it was and now 92% collected. We have 8 -10 homes struggling. We also help them. I think it's the right thing to do. Help them get assistance, help them with a payment plan or help them decide to turn in keys.

Start the conversation about moving out and how if they were to move in with a friend or family member they would stop accumulating more of a balance. I typically start the conversation with what are your intentions with your apartment home ? Will you be getting into a formal payment plan with us is to avoid eviction or will you be turning in your keys?

No. If you are 1 month people typically pay. It's 2 months or more and you have to know their situation. Talk to the resident and find out why they are not paying. Then I decide how to move forward.

My delinquency sits at 28,000, but I’m giving people with balances over $4,000 a non-renewal notice. Even with all the assistance out there, they are still not able to make their rent payment
That’s why they are getting non renewals. I tell them to chalk it up to COVID-19, etc. But that eventually this year most landlords are not going to accept that excuse of its this year of past due rent delinquency
Yeah my management company is saying there's no excuse for not collecting money and there's no excuse for people not to find a job and pay their rent. But even if you do a non-renewal they can still stay right? We have someone that we did not renew due to other reasons and if we don't renew then they go to market rate plus $300 month to month fee. That didn't deter this resident.
We are performing courtesy delinquency calls for the residents before the 5-day notices. Most of the residents just forgot and appreciated the call. We have been able to lesson our notices by 50% just by performing this courtesy.
