They have to. We still issue a 7 day, start the process to file in court . When the court date comes there are 2 dates . The first court date advises the resident of there rights and put them in touch with legal aid who then tells them if the programs. They can start that on their own if they know about it. The court checks before the case is filed in court to see if the resident gave us a cares act form which means that we can't take them to court but need to proof the need , etc. It's a very confusing process but we have a great attorney. We can still evict if they sont do allnof that. We havent had to so far. Sorry I'm babbling!

South Florida here. 206 units I have received about 50k since august and am receiving 30k this week. I have to handhold to do it but it’s worth it for everyone.
The first round was through our city Pembroke Pines and the second round was from the county. I’m in Broward. More recently the judge referred residents to ERAP. You can’t apply for it without a referral.

NC has something called the Hope Program which is helping people get caught up on rent if they were impacted by the pandemic (or said they were). 2 tenants applied and were approved but only received 1 payment so far. The idiots administering the program are extremely careless and there’s no accountability (typical of state programs). They sent the check to me. Not the apartment community, not the management company...check made payable to me. Like why require a w-9 if you’re not gonna use the information provided? The only contact information for the program is an email address. I sent an email about the mistake and guess what - I received notifications that the email failed to be delivered. I just wonder how many checks they’ve issued incorrectly...I’ve seen PMs steal money orders bc a tenant didn’t fill it out. What would that same person do with this $8k check that is payable to them!

I am processing those grants in Denver and had one manager on top of it and I hand delivered a check for over 60k.
I have another asset manager I know and u told her about it and they did nothing.
