We have propane grills, residents use them all the time.
What impresses the prospects other than our gorgeous pool and large fitness center is our movie theater.

We pick up garbage once a week. The Residents love it, especially those that really need it because it's too difficult for them to carry garbage down to the garage.

Can't recommend these enough. They're expensive, but Amanda is spot-on. We also order various types of tea bags/creamer/sugar - it's always getting used. Excellent first impression, and everyone loves the fact that it's there. You can also charge per cup, but we've found it isn't worth the returns.

Hard to say what is their favorite outside of our pool that looks like it belongs at a resort somewhere with it’s built in bar top & stools, tanning ledge, separate lap pool section and zero entry area with pop jet fountains because that is definitely the most favorite.
But our courtyard lodge is also a favorite. This is in our courtyard in the center of the property surrounded by buildings. It has a gas fireplace, 2 tv’s, 2 bathrooms, 2 grills, sink, microwave & mini fridge. It’s a great hangout.

And our separate on-demand fitness class room...we also have a separate on-demand spin class room, both of which are their own spaces separate from the 2 fitness centers.


We have a lot of pets here, not sure it would be a hit unless your property has a lot of pet owners but we have a doggie spa attached to one of our four dog parks that gets a lot of use.

A nice gym that is equipped enough that they don't need a separate gym membership. That and a really nice resident area that is a space that is inviting for socializing in terms of plenty of conversation friendly seating, including some seating arrangements with a couple of tables, a grill and bathroom. One that's not part of the office or lobby that they can feel free to use. People used to get mad when you can't rent it out bc it's an amenity for everyone but it is what it is.

Resident events! We did a zoom sip and paint and provided a cocktail. We also do Zoom Bingo. We really take pride in engaging with our residents even durning covid, just a little differently.

No joke, our 24 hour coffee bar & resident snack bar. No Keurig - Keurigs are a thing of the past. Freshly ground coffee in every cup, smell of fresh coffee beans in the air. Machine also does cappuccino, iced coffee, etc. Side option for hot tea with honey sticks, etc. Breakfast snacks stocked at coffee bar. We are cleaning and re-stocking the coffee bar more than we do any other space. Snack bar is a separate location and just as popular! I thought residents were “grocery shopping,” after we left for the day as snacks were going so quickly. Pulled back cameras and counted 26 different residents coming and going after we closed each day, within a ten minute time span. Have local businesses “sponsor,” certain days to promote their business and give your snack bar and extra spark on those “featured,” days. Feed them, give them coffee. Gym and pool are bonus points

I rent in Detroit and have to say, I love that the parking lot is under the building. When you get home you do not need to walk from outside or be subjected to the many weather conditions that there are. You can take your time and get your groceries etc. inside in a dry and convenient setting. The elevators are in the center of the building and a short walk from any parking spot. We also have assigned spots that makes life more convenient as well.
