Question for everyone. I have been a OneSite/RealPage customer since the programs were in DOS (2006). I stuck with RealPage because I used to managed affordable units. We just got out of affordable and I want to find an all inclusive app/program.
I’ve looked at Yardi and I have a demo for AppFolio scheduled next week.
What software/app other do you like for under 1000 units?

Entrata. Customer service is lights out and if you have their core package it’s single sign on for everything in using their revenue management software
The quality of the answers you are going to get here are going to reflect your generalized question. You likely intend to be more specific. Keep in mind many people responding only have experienced one platform to start with. A select few have recent experience with two.
Also their roles. Many people are only going to experience an extremely narrow and limited subsection of the software due to their role in the company.
I’ve experienced Yardi, AppFolio, Buildium, and Propertyware from a global platform perspective. I’ve found Yardi to be extremely inefficient in design to quickly be productive, but it does have arguably the largest corporate/business/reporting feature set.
AppFolio has a really great user experience and several tools that bring automation to several departments that lowers manual data entry and lends to productivity. That said the focus on user friendliness does limit the customization that can be done and lacks things like user defined fields etc. There are a few hacks to limp around this but they are unimpressive. Price point is pretty aggressive as well. Buildium and Propertyware, just don’t even bother.
I’d love to hear some other detailed perspectives, from people that have experience beyond simply a single platform.
Whatever you do, don’t pick your solution based on a demo. Make them give you a login to a sandbox that you can test drive for a couple weeks. Work each consideration over front to back so you can get a feel for what everyone is going to experience.
BTW what is the price structure of RealPage now?
Anyone used RealPage and Entrada both recently? How do they compare globally though. Not just leasing, or marketing but AP, AR, reporting, portals, Maintenace etc.
Rent manager. Yardi drives me insane. I've used almost software mentioned in these comments and I find yardi to be the least user friendly. Entrata is great but for under 1000 units I don't know if I'd recommend it. ResMan is also a great option for its simplicity.
I've worked on all of them. In all my 23 years doing this, I have to say I like Rent Manager best..
Is very user friendly and more customizable than any other PM software out there.
I love Yardi!!! ResMan is a cross between Yardi and OneSite and easy to navigate. I HATE OneSite!!! Never worked with AppFolio. Entrada is also fairly good.
I've been in the business for 23 yrs and OneSite/RealPage is the best in my opinion. I've used everything imaginable, currently Entrata, and I would LOVE to be able to use RealPage again!! Hate Yardi!!! I'm experiencing Appfolio through a DD right now and it seems ok but if you don't have to switch, I wouldn't.
Yardi reporting is weak in my opinion - paid thousands of dollars to consultants to create reports needed, so my advice is to stay away from that platform.
I’m surprised at so few votes for Buildium, we moved from Skyline to Buildium in 2009 and it was the best move I ever made. It ihas improved over the years and has great support.
Entrata! I too was on DOS - Let the Rent roll in! Still remember the F6-106 availability. 105 Boxscore. I was always a RealPlayer supporter, but I love Entrata and there support team is stellar!
We use Yardi Breeze for our small properties and commercial and it’s fantastic and extremely affordable ( I assumed it was expensive like Voyager). I spent a year vetting several and for the price and performance Yardi Breeze beat them all.
