I've always been lucky to get good info while chatting prior to application. Weasling out favorite books or movies, beverages. What toys or treats the dog or cat likes. Etc.

I go to the dollar store and buy the name brand cleaning products, laundry detergent and super cute decorative dish towels. I also buy gift bags and tissue paper and print out a welcome home clip art and put it on the bag. Everyone loves them and it’s like $6 per bag.

I always thought it would be a nice idea to use your existing residents as a source of a gift. Like if Ms. Jenkins in 437 is a dog walker buy a coupon for a couple of walks from her. Or if Tonya in 116 Is a baby sitter a coupon for her would be nice.
Anything that builds a sense of community and belonging is always a good thing.

If you have Smart Technology at your property, you could give residents a Google Dot as a Move-In or Renewal Gift. There's to take with them when they move on....
