Yes. I include a newsletter, an informational packet about how to use the heat, where to take garbage, what to put/not put in recyclables, as well as emergency information. Just recently started giving welcome baskets also, with maps, coupons from local restaurants, candy, seeds and toiletry samples.
Yes! Copy of their lease and inventory form. Brochures for businesses in the community and a welcome home gift with small cleaning supplies and decorative dish towel. I also write a personal welcome card.
B17 bag with folder and copy of emergency maintenance info, local info, koozies, pen, 5 day inspection to be returned. They save their own lease since we use Blue Moon.
Map, copy of their lease, welcome letter from management, FAQ with info on payments, maintenance, community policies, amenity hours/codes for doors, monthly events calendar, and coupons from local businesses.
Coupons, listing of schools in the area. Local shopping malls. Lease, map of the community, mail box information and carport. Important phone numbers. And of course there address, just in case they would like to Uber and receive packages.
I really wish I would’ve asked questions last year when I was brainstorming list, LOL. The main thing I get them now there’s a little handbook, which is a synopsis of the lease and a list of community rules.
I've been doing move-in orientations for so long that I have pretty much the whole thing memorized, so besides the standard; lease, map, list of numbers, emergency maintenance instructions, setting up cable, I also wrote up a page called "Notes from Orientation", which is a page and a half verbatim summary of everything we talked about during the orientation.
I use reusable shopping bag with company on it and put in plunger, toilet paper, paper towel, bottled water w/ coozie (prop info), stadium cup (prop info), crackers, candy, popcorn, pens (prop info), hand sanitizer (pocket ones), doggie poop bags if they have a dog, miscellaneous from local businesses, year calendar that can go on fridge (prop info), my business card on magnet for fridge. In a packet I leave copy of lease, move in condition form with date to return, monthly newsletter, welcome letter, and move in checklist with utilities. On day of move in give keys on key chain w/ prop info. My residents can’t say they don’t have our phone number or website to get in touch.

We also have a packet with additional information about the community and surrounding area!
We use Updater that sends a welcome email. They can change their address online, set up utilities AND we can add local area hot spots, discounts, etc. super inexpensive!
