Our company is building a luxury property and we want to take this property to the next level with some unique amenities. Do any of you have experience with concierge service, any recommendations? Also curious as to what your residents prefer for fitness rooms? Any specific equipment, spaces, technology etc? Thanks guys!
That is great feedback thank you so much! We have a lot of people relocating to our area. So I brought up a concierge service to the partners in the project and they are all on board. No one in our area offers that service so I think it would be well received and appreciated for people new to the area.
That is awesome! I am actually working on connecting with local artist for the building and our fully furnished units. Do you residents seem to enjoy the studio? Do you buy the art or show case/display for artist?
I got this p I tire from our website so it looks very blank and model ish but the residents put their art on the ledges and we have a sink and pull out trash can! The book shelf type thing has baskets full of paint, colored pencils, and paint brushes and we provide everything! This is a huge sell point for me. One of the residents is a MUA and she sets up a ring light and does people's makeup in there a few times a week too!
Squat racks. Not a Smith Machine or a squat rack in addition to a Smith machine. A nice roomy gym so residents are comfy and aren’t bumping in to each other. Pelatons we’re great but they don’t service Multifamily anymore. I do have a smaller property management company on my client list and they decided to purchase them personally and put at the sites. They are really good machines and residents take care of them. Concierge vendors are usually the best way to go in terms of overall savings, consistency, and resident satisfaction. Not sure what area you’re in but so many clients I’ve worked with in the last year have really geared the Lease up toward amenities and convenience with a little uniqueness in comparison to the comps. Good luck with this Lease up. I’m sure it will be amazingly gorgeous.

Don’t cut corners. I doubled the gym area and went all out of equipment. Private lockers, virtual fitness classes. If you’re going to build a fitness center, than build one that competes with other fitness centers - not the crappy little after thought down the street.
Pelaton bikes, a true stair master, rotating rock climbing wall, water rower & leg machines for the gym. Bowling alley. Blow dry bar. A stocked bar with a bartender on weekends. Hammock garden. Massage room. Coworkers spaces are huge after covid. Fiber internet. 24 hour concierge with package and grocery delivery. EV charging stations are a must. If it's a highrise invest in high speed elevators. Pet amenities. Built in custom closets. Built in Sonos speakers in apartments. These are a few that come to mind that I have always had great feedback from.

Curious on the peloton bikes.. we recently looked into these for our property but were told we couldn’t purchase them for multi family use.. how did you get around this aside from purchasing privately and throwing them in? If (and by if I mean when) one needs serviced we would have to move them out and/or them not coming to service them because they don’t serve multi family anymore. Thanks!!
You cannot purchase Pelotons for apartment communities. Try checking out its competitor, Echelon! They offer a very comparative program and product and it’s cheaper. Or even Nordic Track with the iFit program. Both very very good.
Lending library with a collection of borrow-able items (toolkit, vacuum, wood floor mop & cleaner, iron/ironing board, etc.). Made the difference in the market at a Class A I managed.
I’m seeing a lot of people mentioning Pelotons. It needs to be clear that Peloton does not offer a bike that is covered in a commercial environment. You must purchase equipment that is covered under warranty in a commercial environment. I’ve seen this too many times and it’s just a disaster. Don’t ever let someone try to sell you anything below commercial grade.
I supervised the Bowie high rise in downtown Austin during lease up and until we sold it. We had the best concierge service ever! Our office was on the 10th floor so they really had to work with us to get traffic up to is. They are located in all major cities of Texas and if you would like their name please feel free to PM me. At another community we had a cold pool and a regular pool. I love the cold pool which was built undercover but still outdoors and the temperature never got warm on those hundred degree Texas days. Some of the other amenities that my properties have had are poker rooms with the ventilation, Gaming rooms and waterfalls with seating areas. We also had an on-site doggy day care. From what i have read more outside space for gatherings ie Tall fireplace, More BBQ grilling stations, dog park with benches seating toys, bocce ball, gazebo, if pool, cabanas. If it don’t look fabulous on the outside they won’t come inside
