We have these unique spaces that were not big enough to be apartments. Need ideas on what amenities these could be turned into. We already have a fitness/laundry center and game room. We have lots of dogs at this property. What do you think?!
Guest suites! If you have room to put a small bathroom and then set it up like a studio similar to hotel rooms. We used to rent ours to residents for their guests to use at $120-$160 a night depending on time of year
Cheapest is a craft or wrapping room stock with everything you need to wrap a gift. Host crafting classes? Gift wrapping class. Yoga is also a good idea. Rentable space for conference room or library stock with furniture so it can be rented as a social space.
I’d do the same but rent by the hour. Most work from home er’s only need a decent space during calls / videos. I can’t see footing $200/mo but I’d easily pay $20 or so an hour.
You could also do a small space of Peloton bikes or also a small space for a Peloton mirror. Those are super fun and would be a fantastic selling point
Doggie daycare and could charge for it. A place youths can gather with technology. May keep them out of trouble. A conference room available to residents to rent out. Maybe after hours bar BYOB not until 2:00 though and you could provide karaoke.?????
Conference room for people who wfh and need a quiet place to have a zoom meeting when kids / husband / dog / house cleaner is in the apartment with them.
*suggested by a vendor that is constantly apologizing to properties/regionals/corporate contacts about college students barging in announcing they are home, husbands (who also wfh in the industry) letting you know they are getting on a zoom, dogs announcing maintenance personnel and deliveries at the door, and house cleaners who time vacuuming perfectly with conference calls.

I’m down for crash pad if you’re by an airport, pilots and flight attendants would suck it up… I want more space for retail/vending.
Hate holes in the walls? Sell every size of the hooks with command strips. Lots of vending opportunities there
A Resident Workshop with bike repair stand, work surface and tools for DIY projects. Residents would love a space to spray paint, bang/hammer out a project, etc.

Self-serve dog grooming area with bathing and clipping area? Or set it up for a dog groomer to come and groom on site. Senior living apartment buildings often have a salon onsite where a stylist comes in a few times per week—as needed. Same idea - but a dog salon!
