We are currently 4K, multifamily, market rent looking to grow to 20k in the next 3-5 years.
I've been on Entrata for a year, formerly used onsite for over 10. There are some really great benefits to Entrata, but imho, way more complicated than necessary. It frustrates me on a daily basis.
I literally chose my current company based on the fact that they didn't use Yardi. We use Entrata and my days are no longer filled with terrible Yardi craziness and 35 tech support tickets a week.
I also think it’s hard for someone to say which is better if they haven’t tried both. If I’d only used Appfolio, I’m sure I’d be ok with it. Every property I’ve worked with has made the transition to Entrata and been very happy about their choice. My 2 Appfolio properties are making that change after move-in.
Accounting was a big reason. Web design was a large reason. The marketing abilities of Entrata are, in my opinion, unmatched. Reporting is better than any software I’ve ever used.
There’s literally very little that you’ll want a software to do that Entrata doesn’t do. I’ve maybe had two small things that I’ve wanted it to do that it hasn’t done yet. To me, any other software feels old and clunky in comparison.
Appfolio is awful for Multifamily. Entrata is waaaaaayyyyy better. Neither have great customer support but at least entrata has someone that answers the call…
I love Entrata! There’s an easy way to do just about anything. The activity log feature is amazing when used the way it should be. It’s really helpful how Leasing Center (entrata’s call center) can step in and assist on a busy day. For example, I called an applicant the other day left a voicemail and asked them to call back. I left a note in the resident activity that said “WHEN SHE CALLS BACK: This, this, that, and this is what all she needs to do” I only did that so the rest of my on-site team could help, but it was super helpful for leasing center to be able to step in and let the applicant know what all she needs to do.

Have never tried Appfolio but I manage Entrata and did the migration. For the most part, Entrata is amazing. Most onsite users who get frustrated are due to company settings or lack of training, but it’s really user friendly.
Our most frustrating is reporting. They take too long to run compared to others.

Reason being: appfolio doesn’t allow integrations with many major providers in the industry.
If appfolio doesn’t have the solution you need? You need to move software.
If appfolio stops updating a certain platform in their software your company uses regularly? You need to move software.
If appfolio drops a product you like? You have to move software.
Appfolios close walled system is exactly why you do not see them play in large management companies portfolios. You cannot integrate other providers solutions into their services - which makes it a deal breaker when it comes to growing a portfolio.
I would like to add something from the vendor side when it comes to property management software…..there are some that are easier to use as far as integrations go. Appfolio is less expensive and tends to be used by smaller management companies. But the seamless integration with Entrara, Yardi and others are on another level. So if you’re planning on adding features or platforms that require integrations, just something to keep in mind!
We use Entrata and just took over a property that was using Appfolio. It was very difficult. Comparatively Appfolio was very elementary compared to Entrata and information did not come over easily. There was a lot of back work and manual entries required. I prefer RealPage to any other product.
Entrata or real page. Entrata is still developing and doesn’t have many of the features of real page. It does have a better interface though.. real page support is great.
