Hey guys - Looking for some input on decreased laundry income. I am getting tasked with explaining why our laundry income has seen a decrease over the past year over the entire portfolio. Is anyone experiencing the same thing and thoughts? I'm thinking, more people home, maybe not washing clothes as often. Anyone else?
During the sharing of common area space, I noticed more people taking their laundry to familiar places with family/ friends they QT with. (Eliminating touching and being around strangers).
I can tell you as someone who went to full remote working, it is definitely less laundry being done due to more people staying home. I do laundry every 2 weeks now where I was once doing it every weekend.

Do you have hook ups in unit ? Did more people rent buy w/d to avoid close engagements in laundry rooms.
Did a new public laundry open nearby ? Fresher brighter cleaner ?
Did you raise vends ?
Quarters where in short supply first half of year.
Did anyone notice declines 6 months ago ?
Because if you wear pajamas all day every day you don’t need to do as much laundry! I laugh but seriously. My husband’s office rotates so one of the 5 go in every day the rest work remotely he pretty much changes underwear and puts back on the same basketball shorts and tshirt for the 4 days a week he works from home. I do half the laundry I used to, and not mad about it.
I don’t have laundry facilities but like someone said, national coin shortage may play into that. As well on TikTok and Amazon there is literally a small washer that you can buy - it’s pretty cool and I would totally buy one if there wasn’t a washer and dryer in unit in my apartment. Sharing laundry facilities is the worst and then throw in Covid and germs etc
Check in contract over a long period of time on pass thru "fee's" you might find and be surprised how they impacted gross-net income. My team did a analysis and found average increase in these fee's 20%. It was primary case of income declines. HOWEVER, fought back that these new admin fee's were contractual not allowed. We recovered on average 10% of all commissions. Big project....well worth the manpower. But on top of that the basics 1st, are machines working, work from home laundry funk ( yeah some people can be gross ).
A lot of people are getting portable washer and dryer to avoid going to laundromat. I know my last place I bought one and when I moved not even 5 mins of me posting it for sale I had so many people wanting it.
