My first year there, we were in renovation and maybe half full, and I made little "stockings" and filled for each child there, there was about 30, and delivered to them the week of christmas
We're doing a gift wrapping station, a door decorating contest, a contest to guess how much candy is in the jar and a hot chocolate bar put on by Ben and Jerry's.

I’ve always made my secret cookie and creme cookies and left them on everyone’s doorsteps… 5 cookies each… 500 cookies
This year they get nothing cause they’ve been horrible
I do a holiday gift basket raffle - they get tickets for donating to our coat & toy drives. We'll do a hot chocolate bar and small party when we pull the winners. I'm putting together 10 baskets and have another 5 being donated by residents who want to promote their businesses (restaurants, shops, etc)
I decorate and have gift wrapping station for the month of Dec. This year im doing front door decoration contest....I have a mid rise and not all apts have patios...otherwise I've done patio decoration contest. And one of our vendors is hosting a holiday party for our residents too. U could also do an early bird gift basket contest too...try to get res to pay rent before buying gifts...lol. or get xmas trees and have an event where residents can help come "trim the tree"...maybe have crafts where they can make an ornament or they can bring one maybe a good event if you have a higher family demo...
My fave event was hosted Thanksgiving for 300 unit property. We did it annually, and residents were so appreciative. Really opened my eyes to how lonely and rough the holiday season can be for some.
