Service managers have been making 28 for last 5 years. This industry needs to review expectations of service managers. I have not seen any property managers do leasing every day!!
When you’re at a small property, managers are leasing too on a daily. LOL, especially when you have to work all week because of short staffed & salaried. I’ve never managed less than 225 but i too have been short staffed.
Id definitely like to see maintenance team gets better perks, higher hourly, raises & quarterly bonuses. However, as a property manager I can say daily operations & residents demand have been quadrupled since Covid. All are equally as important. Let’s not make it about one side is better than other.
I interviewed a tech 3 weeks ago. Experienced. Had his own tools. Great personality. My regional didn’t even call him. Yet the position was open since March. My techs and leasing start over $20. Service super is at $32.00. My techs and I were discussing this yesterday. We want the skills of a tradesman. All trades. And pay them what we do. Someone told me the average age of a plumber right now is 59. We are going be up a creek in a few years.

I am just curious. Is it standard procedure in your company for the regional to call technician candidates? A manager-service manager team is well qualified to handle it IMO
Meanwhile our company is paying over $40k annually to work the last 3weeks of each month(35 weeks a year). 1 week off each month......and we can't find people.
