Ok. So Buildium out of that list would be my choice. They have an open API and if your client has other services he or she uses then they have a great shot with integrating them.

I love appfolio and all
Of their functions. Down side is integration with some software.
I have experience with appfolio, yardi, and resman, rent manager and sagge,
I recommend appfolio over all of them.
It doesn’t integrate with anything but it’s kind of an all in one system

Depends on how much insight he’s going for - I’ve used all the ones you’ve said and I most enjoyed and found the most value for cost in Buildium!

I worked for a small owner and we used Rent Manager. Worked well for the properties we had.

A friend of mine uses Buildium. I would say it’s heavier on the accounting side. Appfolio (we use) is pretty intuitive for the non-accountant. (That’s me!) I am still trying to understand accounting terms. I don’t think the charges for Appfolio are appropriate for a business smaller than 50 units. We started using them around 65 units. Not sure about Buildium of Rent Tec’s pricing.

Fortress technology solutions. Smaller company but does everything better than the big guys
