Does anyone have any experience using online property management software? I’m looking to purchase a multifamily property in another state and pondering using online/automated property management software but could use some advice. Here is a short list of programs I’m looking at:

I took a look at Onesite but they are way too expensive at $500/month. They have a ton of features but don't feel I want to integrate property management software with social media. I'd rather keep the two separate.
Check out Rent Manager that is the program we use and it is a very powerful system that allows you to do everything through one platform. I know it is not very known like the other guys you mentioned, but they have a great reputation from customers who do use them.
I’ve used Appfolio. It provides many useful features. Ledgers, unit expense tracking, and financial statements. There is also the ability for tenants to pay online.
The property I work for used OneSite, and it was all right. We use ResMan but do not recommend it due to the many issues with all the properties we have. Also, the customer service is very slow to respond and hardly ever fixes the issues. I recommend looking at the reviews and seeing what works best for your teams.
I have used OneSite for the longest time and love it. User friendly and easy to navigate. We now use Entrata at my current property. We switched from OneSite to Entrata last January. it also is a great program. I used OneSite for about 11 years and been using Entrata for the past year. I am learning all it has to offer slowly but surely. Good Luck in your venture!
