Am I the only one that wishes there was an app to rate the residents? Maybe we can type their name and last 4 of their social in and find out what kind of resident they were since they often don‘t list their last housing info if it wasn’t a good situation? Or a Google review for residents?
There are two of them! One is called “credit report” and other is “resident referral”. Problem is lazy/disingenuous managers don’t report bad residents.

I have “resident turned off thermostat in single degree weather and froze pipe. When it unfroze, it flooded 5 levels down and caused 50k plus in damages”.
Awww my code for rental verification/history is the question “would you rent to them again?”…. I always write “free to reapply” as code for DONT DO IIIIIIIT but if they qualify they qualify lol. It’s my way of warning everyone lmao
When I receive a rental reference I’m very honest. Many people will say yes they would re-rent to them “if qualified”. I say no. And in the comments I just write call me. If they call me (most do) I give them all the reasons why I wouldn’t rent to them again. So if they do rent to that person they at least know what they’re getting into and what to look for. Those forms are meant to be filled out honestly. I’ve had people get mad that I gave them a “bad reference” when in reality they did that to themselves. All I did was answer questions on a piece of paper.
I’ve had this same idea! There is ‘Rate a Teacher’, there should be ‘Rate a Resident’.
On-site screening you could mark them as would not re-rent so if a company used On-site to screen it would pop up.

Court records will tell you how many times they’ve been in eviction status but definitely doesn’t give the full picture. Sure we deny applicants who’ve been filed on before (even if it was canceled) since those things show up on the standard credit and background screening. But references from current and previous managers are important too. Sometimes people look great on paper but they live like trash. Their current PM may want them gone but their previous PM has nothing to gain or lose by telling the truth.
We are experiencing alot of fraud in SC. They use ss that do not belong to them, fake check stubs and other things
We have needed to become FBI pretty much. Lol.
Also the credit report will give addresses to send verifications too that they do not put on application
I have always told my residents. I can check credit, and criminal and rental but there is no way for me to find out before I approve the application if they are considerate decent human beings. It's the luck of the draw! I would love to give each one a psychological questionnaire before move in!

Real page,Yardi, Boston Post,should put information in their system for their huge database whether or not to re-rent to a resident. The data base is already there!
last I checked you can not call previous apartments and asked . Just have credit reports done by a company. Not in house like old days . That is called profiling
Many companies prefer to have references in writing and I’m happy to provide honest information in writing when required or requested. You can absolutely call someone and ask for their assistance and/or opinion. It’s called networking. Your use of the word profiling is completely inaccurate. The industry actually profiles applicants by denying them solely based on their credit scores though. Myself - I’ve been in this industry for over 20 years and have worked in 5 different states. At all levels from leasing agent to regional manager to corporate operations manager. Just because you’re afraid to “ask the hard questions” doesn’t mean it’s illegal. Just means you end up with a lot of crap residents who not only don’t like you but also have zero respect for you.
Why isn't there an App for OWNERS. Residents have to provide a lot of information with the assumption that the owner is GOOD. If you do your screening properly, you will get a good resident but the question still remains, are you a good owner? it goes beyond you providing a place to live.
