It really depends on vintage, market, and experience. 20-25 is average without knowing the details.

More than just experience. Depends on the amount of upkeep the property needs etc.

That would fall into vintage and market. However, older communities tend to pay less than newer communities.

I have 3 properties all depends on market.
280 unit property make $16+
104 & 144 unit properties is $14+
280 unit property make $16+
104 & 144 unit properties is $14+

Texas could have very different costs of living depending on area
And only a few maintenance means on call every other week or so. That's a tough proposition that's going to have to come with good money

This question makes me think it is time to possibly raise your rents. My advice is to do a market survey & call your local apartment association. This will give you the answer you are looking for in your area.

In ATX, my lead gets paid $30 hourly for 96 units…
