    Coming from a hospitality background and being in a luxury customer service aspect for most of my career, I undoubtedly see the industry heading in this direction. People want to “free up” their time for the more exciting and fun things in life rather than the plain ol hum drum of regular every day responsibilities. Just my take on it . We shall see…

    Resort style living. I once had a robot deliver me a razor to my hotel. Look at their amenities and level of service. Makes sense.

    I see the need for electric charging to be a paradigm shift. Landlords will become energy merchants soon.

    I keep telling the owners I work for but they don’t see it yet…it’s coming faster than we can accommodate. If we can find a way to produce, store and deliver without farming it
    out for trivial percentages it could elevate the asset class.

    I know everyone has already mentioned smart home, but to drill down a bit more, I think smart appliances will be more of a thing. The refrigerator where they can see what’s in it from the grocery store, the oven they can start preheating on their way home, a w/d that is one unit so that it can start drying/steaming after the load is washed…these kinds of things. I also wouldn’t be surprised if each apt will have their own locker outside the door for packages, including a refrigerated locker for grocery deliveries.

    People are moving toward convenience all the time, so people in apartments will always want things that make life more convenient for them. We already have autopay for rent and online signatures, maintenance requests, and smart locks, light, and t-stats that can integrate with Alexa. Why wouldn’t smart appliances or remote blinds or smart audio be next?

    With so many working from home, I expect to see more hobbies turning into small businesses (Etsy like). So, small business spaces where they can set up pop up boutiques to showcase and sell products would be an interesting out of the box amenity.

    I HOPE that this will happen in 10 minutes and not in 10 years, but more/better pet and service animal accommodations. Inside the apartment (built-in pet crates, hidden kitty litter areas, for example) and outside the apartment (fenced in pet runs of course, but also pet washes, other life & safety amenities designed around animals co-living with people).
